The land is one of four contiguous lots of about 104.9 hectares each (lots 5 to 8), and it can be bought on its own or together with the others for a combined 420 hectares of continuous land. Every lot borders the Baker River. Lot 8 has roughly 3 km of riverbank, while lots 7, 6 and 5 have approximately 380 m, 420 m and 350 m. Two of the lots also have a spectacular white-sand beach on the river, a rare find in Patagonia.

The location adds a great deal of value. The property sits close to the confluence of the Baker and Nef rivers, near the start of the Baker rafting runs and Patagonia National Park, with Lake General Carrera and the Northern Patagonian Icefield within reach. The town of Cochrane, which has all basic services, is 31 km away (about 51 minutes), and Balmaceda Airport is 275 km away (about 5 hours 24 minutes by road). Public transport runs daily between Coyhaique and Cochrane along Route 7.

Access is by a private right-of-way about 2.6 km long and 8 m wide. The road is already built, with only the final gravel layer pending, and it can be driven today. The Carretera Austral, which runs right beside the lots, is currently being paved, which should improve connectivity and support future appreciation.

The terrain is flat to gently rolling, with stony, thin steppe soils formed by glacial deposits (moraines, gravel and sand), strong sun exposure all day and native vegetation that includes nirre, coigue, tepa, tepu, coiron and neneo, with a few lengas. Wildlife is abundant: foxes, hares, condors, pumas, eagles, caracaras, vultures, woodpeckers and trout in the river.

Please note the basics of what is and is not on the land. There are no buildings and no perimeter fencing. There is no electricity on site: a power line crosses the Baker River and could eventually be extended to the property. Water comes from natural springs and the river, and a well or a dug well can be built. No water rights are registered. Mobile coverage is good with all carriers. The lots have their own tax roll (rol), no prohibitions or encumbrances, no forest management plan has been filed, and the land is not classified as indigenous land. Use is agricultural.

For productive use, the soil supports extensive livestock farming of goats, sheep, cattle and horses. Without supplementary feed, the estimated carrying capacity is about 10 cattle, 30 sheep and 100 goats per 100 hectares.

The tourism potential is the main draw. The property is well suited to a luxury lodge, glamping or experience-based tourism, a private conservation project or low-density development, in an area with growing demand thanks to nearby attractions such as Patagonia National Park, the Northern Patagonian Icefield, the Marble Chapels, Rio Tranquilo, Lake Bertrand, Lake Brown, Lake Esmeralda, Lake Cochrane, Caleta Tortel and the Baker River itself.

The climate is drier, colder and windier than the traditional south of Chile, with very pleasant summers (10 to 25 degrees Celsius, long sunny days), cold winters (down to about -5 degrees Celsius, with frequent frost and some snow), moderate rainfall, constant and at times strong wind in spring and summer, and generally clear skies with very clean air.

A scarce, tangible asset that combines river frontage, scale and a prime tourism location, in a place that rarely comes to market.
