In the immediate vicinity of the ”Grand Hotel,” eight guesthouses were built from the mid-19th century, allowing guests to stay right by the sea.

After the completion of these buildings—the famous string of pearls—between 1854 and 1861, additional construction began to the south. The first to be built were the ”Colonnades,” followed by the ”Villa Prinzessin Reuss” located in the eastern part of the ensemble.

Now we are beginning the completion of the southern row of buildings in the ensemble. We have constructed a new building, the ”Villa Klingler,” which draws on the design language and architectural elements of the historic buildings, blending harmoniously into the overall masterpiece. The 19th-century architecture serves as both the foundation and aesthetic expression of this building.

The ”Villa Klingler” is situated in the southern row of the historic building ensemble in Heiligendamm—Germany’s first seaside resort—close to the beach and in immediate proximity to the ”Grand Hotel Heiligendamm.”

By car, it takes just under two and a half hours from Berlin via the A19, two hours from Hamburg via the A20, and about three and a half hours from Hannover.

From Rostock Airport in Laage, Heiligendamm can be reached in just under 45 minutes.

Only high-quality materials were used in the construction of the ”Villa Klingler,” including valuable floor coverings, natural stone in the bathrooms, and high-quality interior doors. Ceiling heights of more than three meters create a setting for a representative ambiance.

Across five residential levels, seventeen apartments were created, featuring 1 to 3 bedrooms and bathrooms, with living areas ranging from 60 to 170 m². The building also has a basement. Each apartment has one or two balconies and some offer views of the Baltic Sea. Five spacious maisonette apartments were built in the basement and raised ground floor.

Amenities include a remote-controlled gas fireplace and fiber-optic cables for a high-speed internet connection. For maximum comfort, a passenger elevator connects the storage rooms in the second basement level with all residential floors.

Each apartment features a high-quality fitted kitchen, underfloor heating, and wooden sash windows with selected wood and thermal insulation glazing.

Fencing, access control, and discreet video surveillance secure the entire ensemble (gated community).
