Buying a one-of-a-kind development in the Austrian Alps

Owning one of the 50 natural living spaces offers investors and second-home seekers a variety of personalized services including private in-residence dining, a ski valet, turndown service and an on-site nanny. The prices start at €3,000,000 and range up to €15,000,000. There are several floor plan options and residential categories to consider, from freehold vacation homes to participating in a rental program through Six Senses.

Bringing Six Senses Kitzbühel Alps | TWIC.GARDEN to life

After more than a decade of planning and permitting, the developers partnered with Lindner SE to build the Twic.Garden village.

Lindner, a leading European contractor, has an impressive catalog, including the five-star deluxe Hotel Chedi Andermatt. Sustainability is a key factor for the family business. They consider it as their duty to treat the environment with care and create lasting structures.

With a similar ethos, Six Senses believes, “Sustainability is not something we do, it’s who we are.” Growth of 240% is expected in the coming years, largely due to the upscale brand’s unique concepts and environmentally eco-conscious focus.

For example, the village is built using local, regional and sustainable materials, following stringent green building codes and practices. The heating and cooling are environmentally friendly based on geothermal and solar energy.

There will be a farmer’s market, organic vegetable and herb gardens, and free-range chickens on site. Pure drinking and domestic water will come from three springs reserved exclusively for the resort. In addition, the resort will operate completely plastic-free.

Situated at 1,210 meters above sea level, the south-facing alpine property covers more than 40,000 square meters and offers an unrestricted view of the Hohe Tauern mountain panorama. In addition to the hotel’s 77 guest rooms and suites, there are 13 villas and 37 apartments furnished by Martin Brudnizki Design Studio.

Brudnizki’s designs for Twic.Garden convey a village feel and is inspired by the beauty and traditions of the extraordinary place. His concept is all about bringing nature indoors, with sustainability at its core. Floor-to-ceiling doors, elegant materials and soft lighting create a natural flow in each home.

The apartments feature two to three bedrooms and have a living area of up to 280 square meters. With their large terraces offering picturesque views, the cozy units are modern yet full of character.

If you’re looking for something bigger, the four- and five-bedroom villas offer up to 430 square meters of interior space, plus outdoor lounge and dining areas. The spacious, light-flooded homes combine regional authenticity with contemporary touches.

Upscale all-season location and first-rate amenities

As part of the Wasenmoos high moor nature reserve, Twic.Garden is located just 400 meters above the village of Jochberg. At the same time, the excellent location allows direct accessibility by car, helicopter and private jet. There are also three commercial airports nearby: Innsbruck (1.5 hours), Salzburg (1.5 hours) and Munich (2 hours).

Just 20 minutes from the famous town of Kitzbühel, the complex provides a shuttle service to this charming town where lively nightlife, boutiques, award-winning restaurants and countless leisure activities await.

There’s a vast ski area to explore, from the steep Streif downhill run to tree-lined valley trails. And with the longest season in the region – October to May – that leaves plenty of time to discover every piste. In addition, hiking and cycling routes, golf, and high-end shopping are also on offer, making the locality a year-round destination.
