According to local experts, Marbella’s second home market is booming. Contributing to the thriving sector is the upcoming summer season and lightened restrictions around the world following positive pandemic news.

“Homes are selling at high speed and prices are increasing,” a representative Marbella-based real estate agency Limoni Homes told JamesEdition.

JamesEditon’s data backs that up: so far in 2022, average house listings have risen by 7% compared to 2021. At the same time, interest in Marbella has skyrocketed among potential buyers: in January 2022, users saved 83% more properties in the area than the same time the year before.

Marbella’s flourishing housing market

With a median living area of 300 square meters, Marbella offers some of the most spacious villas in Spain, and indeed the entire Mediterranean coast. Currently, the average price per listing is approximately $1,700,000, equating to around $5,600 per square meter. If you’re looking for a three-bedroom property, the average you can expect to pay is about $1,300,000.

According to JamesEdition data, three- and four-bedroom villas each encapsulate 30% of the real estate market, and a 20% share is taken up by five-bedroom residences. Those with two bedrooms comprise 12%, while at the other end of the scale, homes with six bedrooms make up 6%, and those with seven hold 2%. And one-bedroom units? They’re rare to find.

In terms of architecture, Marbella offers modern, newly built homes with slick, contemporary architecture. But buyers can also find traditional homes with Andalusian tiles and white-walled fincas, if that’s more their style.
