Modern Coastal Homes Up for Sale in the Most Exclusive Area of Grand Cayman
Soulshine, A North West Point Landmark, West Bay, Cayman Islands, $6,500,000

Widely renowned as the most prestigious area of Grand Cayman, Seven Mile Beach has been crowned the best beach in the world by U.S. News & World Report, so it is of little surprise that two waterfront properties coming onto the market caused a stir.

The very limited beachfront real estate is only exacerbated by the island’s unusually flat topography, making the stunning waterside views of the properties even more of a rarity. There are no other standalone homes on this side of the Grand Cayman, making these homes extremely coveted.

Considered one of the safest islands in the Caribbean, the Cayman Islands are a British territory just 90 minutes from Miami and 4.5 hours from New York or Toronto. Properties here enjoy not only the spectacular natural scenery and a tropical climate but also unrivaled privacy and unspoiled beaches. JamesEdition has been granted insider information on both properties as well as the exclusive North West Point area by RE/MAX Cayman Islands, highlighting their own individual allures.

Enduring Opulence on the Ocean’s Edge

Those with a thumb on international Real Estate trends will have likely noticed the property boom in the Cayman Islands over the last two years, with record-setting prices and a pervasive shortage of inventory pulling up both property value and exclusivity. In spite of the global slowdown in the real estate market, the Cayman Islands property market remains robust, with prices continuing to rise and predicted to continue doing so.

Of these desirable homes, those with an ocean view are the jewels in the Cayman Islands crown, with the naturally flat land denying other properties the coveted view. Unlike other Caribbean countries, this places seafront properties head and shoulders above the rest and sets a recognized elevation of luxury even in such a desirable area.

The attractive real estate investment opportunities in the Cayman Islands are particularly appealing to international investors, due in large to the lack of restrictions on foreign ownership of property and there is no need for alien landholding licenses. With two residency options for well-heeled individuals looking to purchase property, the Investment Certificate for Persons of Independent Means (ICPIM) and the Certificate of Permanent Residency for Persons of Independent Means (CPRPIM), the route to an exclusive Caribbean home is relatively simple.

The first route requires individuals to invest a minimum of $1.2M, at least half of which must be in developed real estate in Grand Cayman, and grants 25 years of residency for both individuals and dependents without the right to work. The second requires a minimum of $2.4 in developed real estate in the Cayman Islands and allows the holder and qualifying dependents lifetime residency without the right to work.

“The Cayman Islands boast no taxes,” added Michael Binckes, listing agent with RE/MAX Cayman Islands. “Its stable government, first-rate healthcare system, excellent schools offering US, UK, and international based education models, first-rate communication services, and the clean environment, all lead to one of the highest standards of living in the Caribbean.”

Two Paragons of Luxury in North West Point

It’s rare enough for two luxury properties with the same postcode to come onto the market at the same time, but for both of them to have sea views and be on the same street is nearly unheard of. Despite their exclusivity and proximity, both have individual drawing points and are paragons of opulence in their own right.

These two homes, masterfully designed by LEED Fellow Stace McGee, epitomize sustainable luxury. Striking floating staircases add a touch of contemporary elegance to the interior design. Featuring a stunning saltwater pool, a powerful 10KW solar system, and lush, custom landscaping, the 0.3-acre oceanfront residences seamlessly blend eco-conscious living with tropical chic.

With Carlos Garcia’s signature works inside, mosaic waterfalls, black aluminum dragon skin sidings, Terrazzo floors, and exceptional Brazilian Ipe wood decking, the home radiates individuality. Holding its own with offerings of bright, light-flooded lounge and dining areas illuminating through to an outside kitchen and saltwater pool, the second home takes inspiration from Scandinavian living. This four-bed, four-bath property enjoys views down Seven Mile Beach from its exceptional master suite and rooftop terrace. With a Scandanavian-inspired kitchen and cabinetry lending a lightness to the home, every element is carefully planned and fitted with Wolf, Sub Zero, and Miele appliances. Ideal for lazy sunny days and families, this home doesn’t compromise modernity with its warm and welcoming charm.
