There’s never been a more opportune time to invest in Marbella. This ever-popular second home destination for affluent buyers has over 4000 active listings on JamesEdition, and is seeing some of the highest activity since before the pandemic.

We talked to our partner Panorama, Marbella’s longest-established real estate agency, to get insights into the local property market and the top villas that are available to buy right now.

Europe’s most prestigious destination

According to Christopher Clover, Managing Director of Panorama, Marbella experienced historic sales across the high-end market in 2021, with strong demand leading to a 30.15% increase compared to 2019. Indeed, Covid brought a new urgency regarding where and how people want to live, strengthening the sector.

That trend has continued into 2022, with record-breaking figures in the first half of the year – 73% higher than the same period in 2021. This unprecedented level of activity since the end of the lockdown is all the more significant – a sign the area has achieved global recognition as an exclusive European destination.

As the jewel of the Costa del Sol, it’s well-known that Marbella boasts the mildest winter weather in Europe, has a high standard of international schools, and a host of top-class sporting facilities, including 52 golf courses in the province of Málaga.

“The low season in the Marbella area has now ceased to exist,” says Christopher Clover. “This has always been the full potential of Marbella, and the reason we opened our agency here in 1970.”

Property sales over €4 million are now commonplace; many exceed €10 million. Furthermore, a high proportion of buyers spending over €1 million are foreign – 85-90% – bolstering Marbella’s already buoyant real estate market.

Moreover, recent tax reductions in Andalucía encourage investment. Indeed, the Inheritance and Gift Tax was reduced by 99% in 2019, the Property Transfer Tax was lowered indefinitely to a flat 7% in October 2021, and the unpopular Wealth Tax was eliminated this year.

1. Modern mansion with a private tennis court in El Paraíso Medio

Situated 15 minutes west of Marbella, coastal El Paraíso Medio is a highly desirable residential area.
