How the 2026 Winter Olympics Injected Fresh Momentum into Milan’s Property Market

As the city counts down to the 2026 Winter Games opening ceremony at Milan’s San Siro Stadium, global visibility has triggered a surge of international buyer interest. But rather than riding a sugar high, Milan is reinforcing its status as one of the world’s most liquid and internationally legible luxury housing markets, supported by an attractive flat-tax regime for globally mobile buyers.

The Olympics intensified the city’s signal to a global audience. For buyers, global events increasingly function as discovery engines, accelerating market familiarity and shortening decision timelines. For real estate professionals, this translates into earlier international engagement and increased cross-border interest.

The real signal is not how fast the market is growing, but what is driving it. International demand is stacking on top of domestic demand, not displacing it. Italian buyers remain active, while U.S., U.K., and core European buyers have clearly shifted from observing to acting. Just as telling is what has not happened. Prices have stayed disciplined and in line with Milan’s position among Europe’s leading city markets. Big moments can accelerate sentiment, but value over time is still determined by fundamentals: quality, location, and long-term usability.

The announcement of Milan and Cortina D'Ampezzo as Olympic cities has clearly increased international attention on these areas. An interesting fact is that many international clients first discover secondary destinations through global events like the Olympics, and often return later as buyers, once they truly understand the territory. I see the Olympics more as a catalyst than a temporary boost. Historically, cities that invested seriously in infrastructure around major sporting events continued to benefit long after the closing ceremony. That said, only high-quality properties will hold their value in the long run. Assets bought purely for opportunistic reasons may experience a correction once the event is over.

From Steady Growth to Acceleration

In the latest JamesEdition Global Prime Market Index, Milan ranks No.16 globally and No. 7 among individual cities, placing it ahead of established European markets such as Paris and Rome. The ranking reflects sustained buyer interest, depth of demand, and a broad luxury supply base.

Buyer inquiries in Milan rose 52% year-over-year in 2025, and after a period of steady growth, entered a clear acceleration phase in Q4, driven primarily by U.S. and U.K. buyers.

The late-2025 international buyer activity became a noticeable shift in a market anchored by Italian buyers. Domestic interest remained resilient, up 29% in Q4 2025, but overseas buyers arrived in force. U.S. inquiries surged 81% quarter-over-quarter, while U.K. demand jumped 160%, and France 120%.

Does this signal a deeper reassessment of Milan’s position within global luxury real estate? “Global events like the Olympics often act as discovery engines,” says Marina Rizzotto Yakovleva, CEO of Berkshire Hathaway HomeServices Palazzo Estate Italy. “International clients may return as buyers once they understand the market. At the luxury level, decisions remain anchored in quality and long-term value, not the event calendar.”

Who’s Buying, and What the Data Signals

Italian buyers remain the backbone of the market, accounting for 37% of total inquiries in 2025. International buyer demand remains concentrated among a familiar set of core markets, though growth dynamics within those groups have shifted.

  • United States: 15% share, up 51% year-over-year, signalling Milan’s growing relevance among U.S. buyers seeking European urban exposure
  • United Kingdom: 7% share, despite a modest annual decline, offset by a sharp Q4 rebound
  • Switzerland: 6% share, with inquiries up 200% year-over-year
  • France: 5% share, growing 117% year-over-year

Another 31% of inquiries come from a wide range of other international markets, collectively up 41%.

Since Milan–Cortina was announced as a dual-city Olympic host, buyer interest has shifted around the venues, though in a measured way rather than through a sudden surge. Among American high-net-worth buyers, the announcement has reinforced Milan’s position as a long-term European capital. What we are seeing instead is a rise in strategic curiosity. Buyers are paying closer attention to locations benefiting from infrastructure investment, increased international visibility, and quality-of-life enhancements, select Alpine destinations, and well-connected secondary hubs. In this context, the Olympics act less as a trigger and more as a credibility accelerator for those already considering Italy as a stable, lifestyle-driven allocation.

By European standards, Milan occupies a mid-to-upper pricing tier, positioned below Zürich and London and above Madrid, Barcelona, and Rome. Its domestic price premium is consistent with its role as Italy’s financial and design capital.

Beyond the Olympic Afterglow

“Today, buyers are looking for lifestyle — nature, sport, well-being — without compromising on comfort and services. At the same time, they are very attentive to long-term value, liquidity and legal clarity”, says Marina Rizzotto Yakovleva.

While the Olympics have accelerated attention, local brokers view the Games more as a catalyst than a temporary lift. Just like other cities that pair global events with sustained infrastructure investment, Milan is to retain its appeal beyond the closing ceremony.

Just like other cities that pair global events with sustained infrastructure investment, Milan is to retain its appeal beyond the closing ceremony. Beyond the Olympics, the city’s appeal is also underpinned by tax considerations, as it has become Italy’s most attractive destination for affluent relocators from a fiscal perspective. Recent changes to the tax regime, including a €200,000 flat-tax option for new residents, have further strengthened its position among internationally mobile buyers.
