Those with a thumb on Puerto Rico’s financial tax reforms will have noticed that with March came the anticipated 4% tax incentive extension to crypto and blockchain activities. With this, came a desirable 0% capital gain tax on crypto investments in the country, in combination with the luxury real estate market.

According to the Wall Street Journal, this has rocketed the luxury real estate market to unforeseen heights, with an almost 2X price growth for high-end homes between 2021 and 2022.

According to listing data on JamesEdition, the average price for houses in Puerto Rico above $500,000 is increasing to an average of $2.5 million with no signs of slowing down. With the beneficial tax policies extending this year, prices are only expected to continue to grow.

The Caribbean’s ‘New Florida’: Unlocking Puerto Rican Potential

It is widely known that the U.S. territory has grappled with population decline, infrastructure struggles, and a weak economy for years, but the pandemic extended an unexpected hand. Since the end of the Covid pandemic, wealthy home buyers have been moving to the island in droves according to local real-estate agents, which in turn has bolstered sales volume and prices.

There are three main causes for this mass influx; tax policies, remote workers, and wealthy second-home buyers.

These favorable tax incentives, known as Act 60, are an opportunity for individuals and organizations that relocate to the Caribbean island. Those who make Puerto Rico their primary residence by spending at least 183 days a year on the island are exempt from federal income taxes on income sourced in Puerto Rico. This is driving in financially savvy individuals at an exponential rate, and bolstering the real estate market.
