Croatia’s real estate market

Property prices in Croatia have been steadily rising for years. Eurostat’s latest data confirms that in Q4 2022, house and apartment values increased by 17.3%, the highest in the EU. It’s a notable growth in an already strong real estate sector, which accelerated by 14.8% in Q3 2022.

For the moment, the sector remains strong. According to experts, even though the number of houses under construction is increasing, it’s still ninsufficient to meet demand. In 2022, 11,165 building permits were issued, 5.8% more than in 2021.

Factors influencing the rise in prices in Croatia range from favorable lending conditions and APN measures (government housing loan subsidies) to greater income from tourism.

What’s more, according to Jutarnji List, the period before the country entered the euro area and Schengen was encouraging for foreigners and the ex-pat community, who bought properties in more significant numbers.

As a result of Croatia joining the Schengen Area at the start of 2023, experts expect the market to cool down and growth to be more sustainable.

The Croatian economy continued to rebound in 2022, with gross domestic product advancing 5.2% year-on-year in Q3. The reopening of the world after Covid restrictions, with tourism – the most crucial sector of the Croatian economy – boosted by high demand and built-up savings due to the pandemic.

Overall, it’s still an opportune time to buy in Croatia, from both a lifestyle and an investment perspective.
