Investing in Puerto Vallarta's Trophy Penthouses and Hillside Homes
Grand Venetian Two-Story Beachfront Penthouse, Marina Vallarta, Puerto Vallarta, Mexico | $2,400,000

Framed by the Sierra Madre and the wide arc of Banderas Bay, Puerto Vallarta has quietly become one of Mexico’s most established markets for international buyers. Today, the most compelling inventory is concentrated in three areas: true penthouses on the bay, the hillside neighborhoods of Amapas and Conchas Chinas, and a new generation of towers delivering finished residences this fall. At the top of the market, the Grand Venetian Two-Story Beachfront Penthouse occupies the 26th and 27th floors of Tower 2000, with panoramic views across the bay.

These homes are represented by Hannah Lopez and Tom Gordon of Coldwell Banker La Costa, the number one Coldwell Banker team in Mexico for 2025, members of the International President’s Elite, and among the top 2% of Coldwell Banker agents worldwide.

Founded in 1986, the agency has ranked as the leading Coldwell Banker office in Mexico since 2021, with three offices and more than 40 AMPI-certified agents across Puerto Vallarta and Riviera Nayarit. Both full-time residents of the city, Hannah and Tom know the local developers personally and guide buyers through every stage of purchasing in Mexico, from the bank trust to closing costs.

Puerto Vallarta: An Established Market on Mexico’s Pacific Coast

Combining a dramatic natural setting with strong international connections and a straightforward legal framework for foreign ownership, Puerto Vallarta offers a rare balance of lifestyle and long-term value.

Banderas Bay: Marina, Hillside, and Old Town

Puerto Vallarta sits on Banderas Bay, where the Sierra Madre descends directly to the water. Puerto Vallarta International Airport offers direct flights to more than two dozen cities across the United States and Canada, and most of the area’s premium inventory lies within 20 minutes of the terminal.

Each of the city’s key residential districts offers a distinct character. At the north end of town, Marina Vallarta is the resort and golf district, home to the Grand Venetian. South of the old town, the hillside neighborhoods of Amapas and Conchas Chinas command the city’s finest views, with Mayāmar a five-minute walk from the beach at Los Muertos. Below, the cobblestone streets of the Zona Romántica hold the restaurants, galleries, and Malecón that tend to win over international buyers first, and it is here that Velōa is now rising.

Farther up the bay, Riviera Nayarit and Punta Mita offer resort living anchored by brands such as Four Seasons and St. Regis, 45 minutes from the airport. A large year-round American and Canadian community, first-rate private hospitals, and an international school explain why many buyers who begin with a vacation condo eventually settle in Puerto Vallarta full time.

A Dollar-Denominated Market with Room to Grow

Upscale property in Puerto Vallarta trades in US dollars, and foreign buyers hold title through a fideicomiso, a routine 50-year renewable bank trust in use since the 1970s that conveys full rights to occupy, lease, improve, bequeath, and resell. Closing costs typically range from 4% to 7% of the purchase price. Because most line items are fixed fees in pesos, the percentage falls as the price rises. According to Coldwell Banker La Costa, the actual figure on a $1.5 million closing this summer came in at just over 3.3%.

Pricing at the top tier also remains well below comparable oceanfront product in Los Cabos and the Riviera Maya. Per the agency, a finished bay-view penthouse in the marina or a top-floor new build in Amapas would command a meaningfully higher figure in either of those markets.

New developments are typically sold preconstruction on tiered payment plans, with the largest discount reserved for buyers who fund 80% up front. As a result, published prices on towers such as Mayāmar and Velōa often appear lower than the list prices on the developers’ own sites, and Hannah and Tom walk every client through the payment plan calculations before a unit is selected.

Together, these four residences reflect the three ways serious buyers are entering Puerto Vallarta today: a finished trophy penthouse on the bay, a completed new build on the hillside, and an early position in the most walkable neighborhood in town.

Spanning the top two floors of Grand Venetian Tower 2000, this two-story penthouse frames Banderas Bay, the Sierra Madre, and the city skyline from wraparound terraces. The upper level is dedicated to the primary suite, which opens onto its own private terrace, while service quarters with an additional bathroom complete the layout. During whale season, the residence offers a private vantage point over the humpback whales that migrate into the bay.

The home is sold fully furnished, including original artwork by Beatriz Hidalgo de la Garza. The adjoining penthouse is also offered by the same owner, and the two are already connected by an interior door on the lower level, allowing a buyer to create a single bayfront estate of approximately 7,411 square feet, subject to applicable approvals. Grand Venetian itself is one of the most complete resort complexes in the area, with five pools, a beach club, tennis and pickleball courts, a spa, a gym, a restaurant, and 24-hour gated security.

The mirror image of its neighbor on the 26th and 27th floors, this penthouse pairs expansive windows and generous terraces with sweeping views across the bay, the Pacific coastline, and the city. The main level is designed for both daily living and entertaining, with living and dining areas flowing toward an ocean-facing terrace, while the two-story configuration keeps bedrooms separate from social spaces. Upstairs, the primary suite opens directly onto a private terrace high above the shoreline. Direct beach access, underground parking, and resort-style amenities are complemented by proximity to La Isla Shopping Village, Marina Vallarta, downtown Puerto Vallarta, and the international airport. Like its counterpart, the residence is sold fully furnished and may be acquired individually or combined with the adjoining penthouse.

Residence 1302 sits on the thirteenth floor of the south tower of Mayāmar, Grupo Solcon’s two-tower development on Calle Gardenias in Amapas, one level below the penthouses. The largest floor plan offered for sale in the tower, it has two bedrooms, three bathrooms, and a flex room suited to a study, media room, or guest quarters.

Walls of glass open onto a west-facing private terrace overlooking Banderas Bay, the Sierra Madre, and the lights of Old Town. Finishes include marble flooring, quartz countertops, and cabinetry in Rosamorada, a Mexican tropical hardwood. Building amenities span an infinity pool with cabanas and a pool bar, a wellness suite with sauna and steam room, a fitness center, and 24-hour reception and security, and the property is fully pet friendly. With finished residences in the north tower delivered this September, buyers are investing in an established, occupied building. The listed price reflects the developer’s 80/20 payment plan. The 94-residence building features a rooftop infinity pool with a swim-up bar, a jacuzzi, cabanas, a spa, a gym, and an attended lobby. Location is the defining asset: Cuale Island lies two minutes away on foot, Los Muertos Beach six minutes, and the Malecón seven. Delivery is scheduled for April 2028, the published price already reflects the developer’s 80/20 plan, and Hannah and Tom, the exclusive listing agents, have recently opened a sales office on site.
