Perched atop a rocky ridge and boasting unparalleled views of the verdant surroundings it’s no wonder Morning Breeze has been deemed the “pinnacle” of Costa Blanca’s luxury property market.

What’s more, its unique contemporary design, complete with a seven-meter-high glass facade and two-story glass infinity pool – sets it apart from other properties, making it a highly sought-after acquisition among architectural savvy buyers.

The three-bedroom luxe villa is currently listed for €4,850,000 (about $5,6m) by VIVA Sotheby’s International Realty as the company makes its foray into the premium sector of Alicante. Located in the urbanization of Las Colinas Golf & Country, where the price per square meter is between €4,300 and €5,000 (about $5,000-5,800), Morning Breeze is considered one the most expensive real estate offerings in Costa Blanca. That’s no surprise: the villa is a new project of real estate developer Somium with more than 40 years of experience in the luxury property segment, specializing in the constructions of high design, innovation, and sustainability.

Exclusive community living 

Morning Breeze is set within the exclusive Las Colinas Golf & Country Club, which is in Campoamor and around an hour’s drive south of Alicante.

The gated community is deemed one of the most attractive resort offerings on the coast with extensive pine forest intersected by a manicured valley, and views of the Mediterranean Sea running beyond. While it offers residents natural beauty, there are dozens of amenities on the doorstep including international schools, marinas, beach clubs and a shopping centre. The airport is also a 45-minute drive away.

Development of the resort began in 2010 and it has since caught the eyes of national and international developers. This accelerated further after it scored the accolade as Europe’s “Leading Villa Resort” at the World Travel Awards in 2017 and again in 2019 and 2020.

On-site facilities include an award-winning 18-hole championship golf course, an atmospheric fine dining Italian restaurant and a state-of-the-art fitness club complete with an open-air swimming pool and physiotherapy services.

Morning Breeze, one of the newest listings within the resort, is the result of a collaboration between developer Somium and the internationally-recognised Italian architect Monica Armani, who is heavily influenced by the Bauhaus movement. Somium says that the high-design unique villa now sits “at the pinnacle of the Spanish luxury property market”.

Sustainability at the heart of the design

When conceptualizing the design, Armani made sustainability her focal point and she went about fashioning a home that would offer “handcrafted luxury without leaving scars on the landscape”.

She added, when speaking of her eye-catching creation: “Sustainability is a big component of our work. It is an important lens of focus in the design, in the use of technology and in the choice of materials, all with a view to the long term.”

With this eco-friendly vision in mind, the villa features A++ rated appliances, a heat recovery air renewal system, a SATE system – which allows better control of the interior temperature and energy loss of the building – and a natural method of cooling known as cross-ventilation, or wind effect ventilation.

Stepping inside the award-winning villa

While the exterior of Morning Breeze has an instant ‘wow’ factor, this carries through to the well-thought-out interior spaces.

Armani handpicked contemporary fixtures and fittings and minimalist furnishings, which let the sweeping views do the talking. Some of the highlights include an elegant Tao table crafted out of light concrete in the kitchen and handmade furniture in the bedrooms. A soothing palette of neutral tones run throughout, with the use of natural woods and soft lighting injecting a dose of warmth.

In terms of the living areas, the villa features two interconnecting self-contained suites with their private bathrooms and kitchenettes. This allows residents to have as much or as little contact with each other as they desire.

Along with the one-of-a-kind swimming pool, other exceptional amenities at the property include a 240 sqm terrace with 160-degree views, a private gymnasium, a spa with a jacuzzi and sauna, landscaped gardens, and the option of separate staff quarters.

Thanks to Armani’s impeccable attention to detail Morning Breeze scored two awards in the European Property Awards 2020-2021, judged by a panel made up of 80 professionals in the real estate industry. It landed gold in both the Residential Property and Architecture Single Residence categories.
