Pilterud Panorama is a new cabin plot development with an attractive location in scenic forest terrain at Pilterud in Modum municipality. The plots offer beautiful views towards Holsfjorden and the surrounding landscape.

The cabin area is located in Finnemarka, which stretches from the Drammen River in the south to Tyrifjorden in the north. Finnemarka is a fantastic forest area with excellent hiking opportunities throughout the year, as well as great opportunities for hunting and fishing, with more than one hundred lakes in the surrounding area.

Tyrifjorden is located a short distance away and offers attractive summer opportunities for swimming, boating, and outdoor recreation.

It is approximately a 25-minute drive to the centre of Vikersund, where you will find a varied selection of shops and services, including a pharmacy, cafés, a local shopping centre, and Vinmonopolet, Norway’s state-owned wine and spirits retailer.

On the way to Vikersund, you will also find Tyrifjord Hotel, Modum Ski Centre with alpine facilities, and Vikersund Ski Flying Arena, home to the world’s largest ski flying hill and ski jumps in different sizes.

Modum municipality offers a wide range of leisure and activity options for all ages. You can also enjoy the scenic hiking trail “Modum på langs,” which runs from Kongsfossen along the Drammen River to Kattfoss in Geithus, then to Delinga, along Bergsjø, up to Tyrifjorden, and further towards Tyrifjord Turisthotell or Kleiva and onwards to Gamle Kirkevei, ending at Heggen Church.

Building regulations

The plots at Pilterud Panorama are ready-to-build cabin plots. The permitted built-up area (BYA) per plot is:

180 m² for flat terrain 120 m² for sloping terrain

The permitted built-up area includes parking areas.

On flat plots, it is permitted to build a garage, carport, annex, outbuilding, or a combination of these under one roof. The annex or garage must not exceed 36 m² built-up area.

For flat plots, the maximum permitted ridge height is 6.0 metres, excluding turf roof where applicable.

For sloping plots, buildings may include a basement level. The maximum permitted ridge height is 8.0 metres, measured from the average level of the original terrain.

Facades on the main floor must be constructed in wood or natural stone. Facades must be finished in matte earth tones. Exterior trim, including window frames, bargeboards, and fascia boards, must be painted in a darker shade than the main building facade.

Construction

Vikersund Entreprenør AS, a local contractor, has built several cabins at Pilterud Panorama and can assist with construction through a separate agreement.

The plot sale is handled by a real estate agent, and the buyer is free to select their own contractor.
