This enchanting former farmhouse was rebuilt on the ruins of a XV century watchtower, converted into a farmhouse in the XVIII century. The farmhouse was restored by the present owners in the past years, using high quality materials, When they first came here, they were overwhelmed by the amazing views: you can clearly see the profile of Volterra with its 3,000 years of history and the Valdera up to Lajatico to the south and the Livorno hills to the west.

This typical tuscan country house enjoys a surface of 300 square meters, set on 3 levels:

-the ground floor is occupied by a spacious living room with huge fireplace, ideal for chatting with friends, enjoying the lights of the fire in the cold winters, drinking a good wine or reading books. Further on is a dining room with the nearby equipped kitchen, a billard room, study, storage and bathroom. A large loggia and the bread-oven allow you to enjoy romantic dinners in the moonlight, with the with the small villages in the distance that light up in the evening.

-the first floor, accessed by an internal staircase, boasts 3 bedrooms and bathroom.

-in the attic there is a main bedroom, set in the mezanine, a second bedroom and bathroom. Each room of this residence is unique: with the terracotta floors and the beams, nice rustic piece of furniture and soft colours, it embodies the true spirit of Tuscan taste.

The farmhouse is surrounded by a fenced garden of 5000 sqm, with panoramic salt water pool with telescopic cover, whose dimensions are almost 3 meters x 12.5 metres: from here one can enjoy the view of the 16,5 hectares plot of land, mostly woodland, including 2 hectares of olive grove with 1150 trees producing a great extra vergin olive oil. There are annexes also, with a total surface of 100 sqm, to be restored.

Plenty of privacy in this beautiful green area, but the nearest hamlet is only few minutes by car.

From here you can access one of the trekking paths that will allow you to explore this incredible territory, the Monte Pisano area, and reach the beatiful hamlets of Vicopisano, Calci and Buti.

Heating is possible either with an LPG boiler or with a pellet boiler, but there are also solar panels (solar thermal) and air conditioning in the various bedrooms.
