PROPERTY OVERVIEW Set in the scenic and highly productive Sundays River Valley corridor of the Eastern Cape, this exceptional 233-hectare mixed farm on the Uitenhage Road is a rare and multi-dimensional agricultural property that combines productive livestock and irrigation farming with outstanding eco-tourism and hospitality potential. Surrounded by mountain scenery and bordered in part by the Elands River, the farm’s visual beauty is matched only by the depth of its agricultural infrastructure -built and developed by a forward-thinking farmer with clear ambitions for continued expansion. The farm is comprehensively equipped for a wide range of agricultural activities, from sheep and cattle farming to irrigated pasture cultivation, and is complemented by a well-developed boma and camping facility, a self-contained guest unit, mature macadamia nut trees, resident game, rich birdlife, cycads and proteas. There are no existing labour or labour contracts, giving an incoming owner full flexibility to structure the operation as they see fit from day one.
LOCATION & ACCESS The farm is located along the Uitenhage Road in the Sundays River Valley Non-Urban area, within the Sundays River Valley Local Municipality. This is one of the Eastern Cape’s most sought-after agricultural corridors, renowned for its fertile soils, reliable water resources, warm climate and proximity to major urban and commercial centres. Gqeberha (Port Elizabeth) is easily accessible, as is Uitenhage to the south-east, placing the farm within comfortable reach of all major services, transport links and markets. The immediate surrounds include Loerie Dam Nature Reserve, Entle Private Game Reserve, Forest Glade and The Meadows 4x4 trail, reflecting the area’s strong eco-tourism and outdoor recreation profile. The Addo Elephant National Park, one of South Africa’s premier wildlife destinations, is within the broader region, adding further appeal for buyers interested in eco-tourism opportunities. The farm’s mountain setting, visible in the photographs, further enhances its lifestyle and tourism credentials.
THE LAND The farm extends across 233 hectares of diverse and productive Eastern Cape terrain, with sweeping open pasture, natural bush-covered slopes, watercourses, and the Elands River forming part of the farm’s boundary. The combination of open grassland, cultivated irrigated lands and natural bush provides an ideal environment for both productive agriculture and wildlife, as evidenced by the resident mountain reedbuck, duiker and bushbuck populations that make their home on the farm. Currently, 62.23 hectares of arable land is in active cultivation, divided into eight managed camps, with the farm’s total of 16 camps providing excellent flexibility for rotational grazing and pasture management. The farm’s carrying capacity is approximately 100 hectares, and the established pasture grasses include rose smuts, serradella, lucerne and rooigras - a carefully selected combination suited to the climate and farming system. Average annual rainfall is approximately 600 millimetres, and natural water streams traverse the property, supplemented by the farm’s extensive dam and tank water infrastructure.
WATER SUPPLY & IRRIGATION Water is one of the outstanding strengths of this farm, and the infrastructure in place reflects the seriousness and long-term thinking of the current operator. The property is served by two large, registered earth dams of exceptional capacity - the top dam holds approximately 200,000 cubic metres of water, and the boma dam holds approximately 145,000 cubic metres. Together, these dams provide an enormous on-farm water reserve that underpins the farm’s year-round agricultural and lifestyle activities as well as a good bass fishing experience. The water distribution system is equally impressive. A 10,000-litre dam gravity-feeds the irrigated lands directly. Six 10,000-litre tanks supply the boma and house garden, while a further six 5,000-litre tanks are dedicated to the main house supply. Eight 2,500-litre drinking troughs are distributed across the lands for livestock. A municipal water connection point is available on the farm but is not currently in use, providing an additional future supply option. Natural water streams and the Elands River boundary further supplement the farm’s water resources. Approximately 14 hectares of the farm are under irrigation using 2-bar irrigation nozzles, which are in place and in need of some maintenance attention. The irrigation infrastructure, once attended to, provides a significant opportunity for expanded cultivated production on the already productive land base. Also included is a floating pump station on Boma dam.
ELECTRICAL SUPPLY The farm is supplied by a substantial 100 kVA three-phase electrical connection, providing the power capacity required for large-scale irrigation, workshop equipment, cold storage and all operational farming needs. The labourer’s cottage is supplied separately with single-phase electricity. This level of power provision is a significant asset for any farming or agri-processing operation and reflects the farm’s readiness for serious commercial agricultural activity.
FARM INFRASTRUCTURE & BUILDINGS The farm’s-built infrastructure is extensive, practical and well-suited to a serious mixed farming operation. The main workshop is a substantial approximately 240-square-metre facility that forms the operational heart of the farm, complemented by a 1,000-square-metre main workshop shed incorporating two 12-metre shipping containers for secure equipment and materials storage. A further 25-metre lean-to shed provides covered parking and shelter for farm vehicles, trailers and machinery. Livestock handling infrastructure is comprehensive, with cattle facilities including a spray race, neck clamp, holding camps and loading camp, all fitted with galvanized bars. Sheep handling is equally well-considered, with dedicated shelter, a purpose-designed lambing facility, rotational camp management systems built to maximise newborn lamb survival rates, a sheep foot bath and an animal raceway. Chicken runs are also in place, and galvanized gates are used throughout the farm, ensuring durability and longevity in the farm’s access and camp infrastructure. Fencing across the farm is 1.2-metre high, 8 to 9-strand wire fencing, providing a good standard of stock security across the full extent of the property. Two servitudes run through the farm, details of which should be confirmed with the agent and legal advisors.
RESIDENTIAL ACCOMMODATION The farm offers comfortable and well-appointed accommodation for both the owner and farm staff, with a standout main homestead that sets the tone for the lifestyle this property makes possible. The main homestead is a 300-square-metre home with an additional 177-square-metre covered patio, designed for relaxed country living and generous entertainment. The house looks out over a charming pond stocked with Tilapia and Koi, with the wider farm landscape providing a beautiful natural backdrop. Inside, the open-plan kitchen and lounge is the heart of the home, featuring an indoor braai and a practical pantry - ideal for the farm chef. A private office with generous built-in cupboards caters well for those who need a dedicated workspace. The homestead has four bedrooms in total. Three are generously proportioned rooms, each with a full en-suite bathroom and enough space to include a private sitting area - a level of comfort that blends farmhouse warmth with stylish accommodation quality. The fourth bedroom is served by a shared bathroom. All four bedrooms feature built-in cupboards and their own direct access to the garden, creating a natural flow between the interior and the farm surroundings. The established garden is both beautiful and productive, with mature trees, raised vegetable boxes, a working vegetable patch and an orchard including approximately 45 producing macadamia trees and a variety of fruit trees. The garden is securely enclosed to keep the farm’s resident wildlife at bay. Outdoors, a swimming pool with wooden decking and a braai area round off the entertainment offering, making the homestead an ideal destination for family gatherings and guests alike. The labourer’s cottage provides four bedrooms, two bathrooms and its own single-phase electrical supply - a well-appointed and self-sufficient unit for farm staff, a manager or visiting guests.
BOMA, CAMPING & ECO-TOURISM One of the most exciting and distinctive features of this farm is the fully developed boma and camping facility, which represents an immediate income-generating eco-tourism opportunity for the incoming owner. The boma area features three braai areas with campfire settings, a pub, a dance floor, a stone building and camping area, a large kitchen, and ablution facilities comprising two showers and two toilets. Single-phase electricity serves the entire boma area, and hot water is provided by a charming wood-fired donkey boiler - a feature that creates a truly authentic bush experience for guests. In addition to the communal boma facilities, a fully self-contained unit with an open-plan area, gas geyser and a private deck is available within the boma precinct, offering a premium bush getaway experience for guests who prefer a more private setting. The combination of communal and private accommodation options, set against the backdrop of the farm’s two large dams, mountain scenery, resident game and diverse birdlife, creates an eco-tourism and hospitality offering with genuine commercial appeal.
NATURE, GAME & BIODIVERSITY The farm supports a rich natural environment that adds considerable lifestyle, conservation and tourism value to the agricultural holding. Resident game species include mountain reedbuck, duiker and bushbuck, and the property’s diverse vegetation - which includes an impressive collection of cycads and proteas - provides excellent natural habitat and visual beauty throughout the seasons. The Elands River boundary and the natural water streams on the farm support a wide variety of bird species(Barn owl, Forest buzzard, Martial eagle to name but a few), making the property a rewarding destination for birdwatchers and nature enthusiasts. The 45 mature macadamia nut trees currently in production on the farm add a further agricultural income stream, with macadamia nuts commanding strong and growing demand in both the local and export markets.
AREA & SURROUNDS The Elandsrivier River Valley is one of the Eastern Cape’s most diverse and productive agricultural regions, renowned for its extensive citrus orchards, livestock farming, game properties and eco-tourism destinations. The broader region is served by excellent road infrastructure connecting to Gqeberha, Uitenhage, and the N2 national road. The proximity of Sandriver Dam and the bulk river dam, Entle Private Game Reserve and the Addo Elephant National Park creates a compelling eco-tourism and conservation environment that continues to attract investment and visitor interest from both local and international buyers and guests.
