Formerly part of a farm ensemble of an agricultural church farmstead, the rustic house from the late 18th century offers plenty of space for family, friends and vacation guests.
The main house has a charming entrance area, which has an open wood-burning fireplace in the center and can also be used as a cosy ”salotto”. From here you can access the terrace exit as well as the actual living room, the adjoining guest apartment and the kitchen.
This is equipped with a fitted kitchen and a large dining table as well as beautiful rustic furniture and also has a small pantry. The two windows offer a view of Lake Garda. The adjoining living room is a rustic, cozy room that is ideal for relaxing and offers access to the balcony via the two patio doors. The outdoor terrace above the inner courtyard is a sunny place to set up a nice outdoor area. From here you have a great view of the lake and the surrounding nature.

The separate apartment consists of a cozy lounge with a corner bench and dining area. A spiral staircase leads to the upper floor, where there is a sleeping area and a shower room with WC.
This separate apartment has an independent entrance at the back of the house and another wood-burning fireplace, which also supplies the hot water.

Tremosine is the union of 18 villages which - with the exception of Campione - are all perched on a plateau of the ”Alto Garda Bresciano” National Park overlooking Lake Garda.
The property is located in the district of Ustechhio in Via Corsica.
Anyone venturing into the area of Upper Lake Garda for the first time will not fail to be captivated by the magic of Tremosine, the panoramic Strada della Forra, world-renowned for its extraordinary beauty and uniqueness, and the famous ”Terrazza del Brivido” (Terrace of the Shudder), a viewing platform high above the lake.
Tremosine is the only village on Lake Garda to be listed as one of the most beautiful villages in Italy, the ”Borghi più belli d’Italia”. A well-deserved award for this vast area, surrounded by the tranquillity of nature, which overlooks the lake and allows the eye to lose itself in the blue of the water.

Driving up the Gardesana, after taking the exciting ”Strada della Forra”, you reach Pieve (the main town) and the small village of Tremosine, where the town hall and tourist information office are located.
Here you can stroll through the small alleyways and enjoy a coffee break, and the panoramic terrace near the parish church of San Giovanni Battista, the ”Terrazza del Brivido”, will truly take your breath away. It is a terrace that juts out into the void at a height of 350 meters, an impressive vantage point from which you can admire the lake, the lakeside road and Monte Baldo. A wealth of colors and picturesque views that only an area like Lake Garda can offer.
Of course, you can also get there easily from the Gardesana Occidentale from Limone, without having to take the Strada della Forra. 4 km from Limone, ”Ustecchio” can be reached in about 7 minutes by car.

The staircase leads to the upper two floors of the main house. There are 4 rooms and a bathroom on the second floor. On the second floor there are two bedrooms and the wooden staircase leads to the converted attic where a further bedroom has been converted and is equipped with a wash hand basin. The house is currently not equipped with central heating as it was used as a summer residence by its residents for many years. It was heated in the cooler seasons with the two wood-burning fireplaces, the electric stoves and the ”Stufa” in the hallway. A total of three radiators are installed in the house, which are connected to the fireplace in the apartment and work via the hot water system.

TIP: A spacious garage (in the part of the house under the party room) is also used as a workshop and offers many possibilities for craftsmen and hobbyists to set up perfectly. There is additional parking space in the partially covered courtyard and an adjoining storage room (vaulted cellar) provides further storage options.

The party room: A stone staircase leads to a rustic room that was used as a party room. Furnished with stylish rustic furniture, small parties were celebrated here.

The tavern: In the Mediterranean courtyard, which is covered with the typical local quartz slabs, there is a typical Italian tavern with enough space for a large group. Adjacent to this is the vaulted cellar, which is ideal for storing wine, vegetables and salami. An extra room serves as a laundry room and is also equipped with a WC and shower.

Garden: There is a private garden behind the house. The plot is approx. 760 m2 in size. It is possible to build an 8x4 meter swimming pool.

All in all, a house in good condition that can be lived in immediately.
