Théoule Sur Mer: Contemporary Villa Project To Be Built

Théoule-sur-Mer occupies a privileged position on the western edge of the Côte d’Azur, where the red porphyry cliffs of the Massif de l’Estérel meet the sea between Cannes and Saint-Raphaël. The commune is defined by its protected natural setting, with the Estérel massif classified as a protected natural site, limiting development and preserving the wooded, rugged character that distinguishes it sharply from the more built-up stretches of the Riviera. The Miramar district, on the southern flank of the town, is the most sought-after address within the commune.

Daily life centres on the small port and the beaches of Théoule and La Figueirette, both within a few minutes by car. The town has a weekly market and a handful of restaurants along the waterfront. Cannes, with its full range of dining, shopping, and cultural infrastructure, is approximately 20 kilometres east.

Cannes is reachable in around 25 minutes by car via the N98 coastal road, or by regional TER train from Théoule-sur-Mer station, which connects directly to Cannes in roughly 20 minutes and to Nice in under an hour. Nice Côte d’Azur International Airport is approximately 50 kilometres east, with a drive of around 45 to 55 minutes depending on traffic, providing direct connections to most major European cities and intercontinental routes.
