Urban Scapes Phase I

Urban Scapes Villas Layan consists of total 18 private pool villas. There are two types of villas changes between 293 square meter land plot to 350 square meter land plot. Built-up areas also vary between 399 square meter to 431 square meter depending on the plot.

Urban Scapes is a part of a new and exciting project called The Momentum that consist of total 4 different projects with Residential Apartments, Investment Condominiums, a 5 Star Hotel with full facilities and a private villa compound. The project defines itself a “Four categories of real estate: investment, business, vacation and residential”. Therefore there is something for everyone in this project.

This project offers rental program to its owners as an option. The owners can enjoy staying at their unit full time throughout the year, but if they prefer to rent out their unit to generate income while they are away, the on-site property management company use their units to generate residual income on a profit share basis of 70%-30%. The management company takes 30% of the generated income as profit and organize all the check-in and check-outs, bookings, cleaning and in-room services to clients. 

The rental program is flexible whereas the owners can live in or rent out their apartments any time and for any duration with no seasonal restrictions.

To be able to join the rental program, the owners need to purchase the furniture package from the developer.
