This small-scale Villa Development offers just 10 exclusive properties that are Custom Designed and built. The developer behind this project has vast experience in high end villa builds and has completed a high-end project of 50 Villas, Baan Ing Phu, near the Black Mountain Golf course.

The developer works closely with the clients to design a Villa such that it perfectly fits the lifestyle of the owner.

There is a great level of freedom in the Villa design, however for privacy reasons we have chosen to build single story Villas only.

The realisation of a custom design & build Villa takes time. Including the design period, from start to finish, around 15 months.

We work with a small team who are overlooking all details of the entire process. For us Quality is on top of the priority list.

Therefore, our build capacity is limited. We can stretch ourselves to have 3 projects pending at the same time only, this to ensure the quality you would expect.

Modern technology

We do implement modern technology, varying from Car Battery chargers, Solar installation, CCTV systems, Fiber internet, Home Automation, Mesh networks etc.

Land plots

All land plots are directly situated at the Springfield Golf Course @ hole 7 and 8.

The plots are very spacious, measuring between 3,200 sqm – 4,800 sqm, all offering great views over the natural landscape of the mature Golf Course.

There are 6 land plots in the 1st phase of the project, see attached master plan.

Plot A-1 was recently added to the project.

The second phase offers 3 or 4 land plots, to be decided. The preparation of this phase will start in October 2021 and will be offered to the market in November 2021.

Status of the project

From the 1st phase 4 plots have been sold, while one other plot is in option.

The first Villa is completed, the second Villa will be handed over by January 2022.

Construction is already planned for Villa 3 & Villa 4.

Pricing

The prices of the land plots are listed below.

Plot 1A is 3,400 Sq.m and priced at 9,024,000 Thai Baht

Plot 4 is 3,710 Sq.m and priced at 9,847,000 Thai Baht

The land prices of the second phase will be 5% – 10% higher.

All plots come with a family membership at Springfield Golf Course.

Villa prices depend on several factors, such as design, finishing level, ratio of indoor- and outdoor living, chosen options etc.

A good guideline of the average price is around 35,000 baht – 40,000 baht per Sq.m
