Located in the idyllic rural lake region of southern Carinthia, this expertly adapted, nearly new house with a lovely garden is set in an environment known for its natural beauty and diverse work and leisure opportunities. This region offers a perfect combination of relaxation and activity, ideal for those who appreciate rural life but also want proximity to cultural and sporting attractions or quick access abroad.
The area is attractive year-round for sports and nature lovers due to its proximity to the Petzen hiking, biking, and skiing area (with a challenging downhill bike course), Hochobir, and Koralpe, which offer well-maintained slopes and modern lifts ideal for mountain biking, skiing, snowboarding, and winter hiking. In summer, numerous natural bathing lakes such as Klopeiner See (Austria’s warmest bathing lake), Turnersee (with the well-known Tomarteich, hiking through the over 100-hectare Natura 2000 bird sanctuary), Gösselsdorfer See with a beach and large navigable reed belt, and Klein- and Sonnegger See invite water sports, nature observation, fishing, or simply relaxing by the shore. A special feature is the Geo-Dom UNESCO Global Geopark and a pétanque court in the community, with the local club playing in the 2nd Bundesliga.
The cultural triangle of southern Carinthia with 40 initiatives: For over 1,500 years, the so-called Hemma pilgrimage route leads to the 840 m high Hemma mountain, an ancient cult site previously inhabited by Celts, Ostrogoths, and Romans. The old temple complex was converted around 510 AD into a double church for Catholic Romans and Arian Ostrogoths. Other cultural highlights nearby include the Liaunig private contemporary art museum, the Werner Berg Gallery, summer plays at the Baroque monastery in Eberndorf and the treasure house in St. Paul, and numerous other cultural events such as the traditional markets like the Josefimarkt in March or the Bleiburg Wiesenmarkt held since 1393 in September.
Good infrastructure is provided by the nearby larger towns of Sittersdorf, St. Kanzian, and Eberndorf, perfectly complemented by the district town of Völkermarkt with access to the southern motorway and the town of Bleiburg, all conveniently reachable within about 15–20 minutes by car.
The state capital Klagenfurt with its university, multi-genre theater, and airport, as well as Lake Wörthersee, are about 30–35 minutes away.
Thanks to Carinthia’s particularly favorable geographic location, you can easily reach the golden beaches and cities of northern Italy and Slovenia within 1.5 to 3 hours by car. Graz and the Styrian Wine Road are about an hour away, and the festival city of Salzburg is 3.5 hours away. With the new Koralmbahn from the nearby Kühnsdorf station, you can reach Graz (with connections to Vienna) in just 35 minutes more than 10 times a day and the main station in Klagenfurt in 10 minutes. From there, you can quickly travel daily directly via Villach without stops to Venice, Trieste, as well as Salzburg and Munich.
Live and work here at moderate prices where others come to vacation!
