We are pleased to offer for sale a prestigious palace on the island of Ortigia in the city of Syracuse, Sicily, a true concentration of history, art, and culture surrounded by the sea. This luxury palace proudly stands on one of the most important streets of Ortigia, a street where many wealthy maritime merchants built their family palaces just a few steps from the Cathedral Square and the sea where their ships docked. Its original construction dates back to the first half of the 18th century but has undergone a perspective revision, first in the late 19th century and then more recently at the beginning of this century, with most details meticulously restored. This elegant three-story palace features four residential units, including two large renovated luxury apartments, one on the first floor and another on the second floor; the latter has a rooftop terrace, accessible via an internal staircase, from which one can enjoy a close-up view of the northern façade of the magnificent Church of the Jesuits, the tallest building on the island of Ortigia, larger than the nearby Cathedral. From this terrace, facing west, one can see part of the large harbor and admire spectacular sunsets with changing light displays. These two luxury apartments, with a very similar layout, have been renovated, and in one of them, some of the original flooring has been preserved, thus ensuring a historical memory for anyone who purchases this property. The apartments feature at least two large bedrooms, a kitchen area, a bathroom, and a living room: all spaces with various configurations that would allow for new possible internal arrangements to add, if necessary, additional bedrooms or bathrooms. On the ground floor, there are two more units, including a mini-apartment and a commercial space that can change its use, both of which have independent entrances: these spaces originally had a different use, likely serving as warehouses where goods and food supplies were stored, as these palaces belonged to wealthy merchants. The ground floor units thus have an independent entrance, while access to the luxury apartments is via a beautiful staircase, where one can easily notice architectural details from the 18th century. All units have access to a large, very private courtyard that runs along the entire south side and part of the west side. Only from this palace is there one of the ancient accesses to the Church of the Jesuits; a wall access built in 1648 with still visible architectural details of another smaller access from a 14th-century building incorporated during the construction of this place of worship commissioned by the Jesuits: This entrance door is characterized by a stone block with the carved symbol of IHSV, meaning In Hoc Signo Vinces - Under This Sign You Will Conquer: a historical phrase attributed to the Roman Emperor Constantine and became an emblem of the Christian Church, also used by Frederick II of Swabia and in Masonic environments. This property is also located between the two most important squares in the historic center, the Cathedral Square and the square dedicated to Archimedes, in addition to being just a few meters from the seafront and the marina, as well as the most important attractions of this timeless island. If you wish to purchase a luxury palace in Sicily, in one of the most important historic centers in Italy for private residence or as an investment for hospitality purposes, then this property may pique your interest.
Situated in the historic city of Siracusa, this location offers cultural richness with close proximity to landmarks such as the Greek Theatre and Ortygia Island, reachable within 15 minutes.
