This large, multifaceted property that we are proud to offer for sale is set in the area of the Alto Monferrato, in the provinces of Asti and Alessandria along the border with Liguria.
It consists of an agritouristic hospitality business featuring 8 guest accomodations, a winery, a private section with two self-contained habitations, several farm buildings in need of restoration as well as 102 acres (43.1 hectares) of land of which close to 30 acres (12 hectares) are a productive vineyard.
The property is divided into two sections located at a short distance from each other and which may also be sold separately.
The larger section of the property comprises: the agritouristic hospitality business of about 500 sq meters, the winery building and a warehouse, a tasting room and a portico of 560 sq meters, the private home with a section that may become a restaurant/kitchen (470 sq meters) and 17.9 hectares (44 acres) of land of which 5.5 (13.6) hectares grow vines.
The vineyards include the following grape varieties: 9.4 acres (3.8 ha) Dolcetto, 2.7 acres (1.1 ha) Barbera, 0.7 acres (3000 sq meters) Monferrato rosso – all of them DOC wines – and finally 0.7 acres red and white DOC table wine. The remaining land is untended and mostly wooded. The second section of the property includes: 51.15 acres (21.7 ha) of land and four to-be-restored farm buildings which are set in a small hamlet. The buildings total 785 sq meters of available floorspace (260+145+300+80) and 3 of them are freestanding while the fourth house is attached on one of its sides to a neighboring property. Of the 51 plus acres of land 16 acres (6.5 ha) grow grapes of the following varieties: close to 5 acres (2 ha) of Barbera, 8.15 acres (3.3 ha) of Dolcetto, 1 acre (0.4 ha) of Bracchetto, 1.2 acres (0.5 ha) of Corteses and Chardonnay and finally 0.7 acres (0.3 ha) of Monferrato Rosso, all of these wines bearing the denomination d’origine. The remaining part of the land is untended and wooded.

The business operation relies on the following areas and equipment: 8 finely decorated and furnished guest rooms in the hospitality section, a common recreation room, a breakfast room and a showroom for the sale of local produce.
A spacious dining hall with guest restrooms but a kitchen as yet unsuited for restaurant service.
A spacious accomodation inhabited by the property’s custodian. A smaller apartment for seasonal use by farm laborers. Winery and office.
The winery is equipped with steel, wood and concrete wine casks. Bottling machinery.
Wine making equipment. Output The wine business currently produces 35,000 bottles which are mostly sold on-site and to local restaurants, a limited amount being marketed in Italy and abroad. The turnover of the business including the hospitality operation and wine sales amounts to 250,000 euros/annum.
