Majestic Rustic Villa Near Scicli, Ragusa, Sicily

A splendid rustic villa of historical value located in the characteristic Ragusa coast of Sampieri and more precisely in Contrada Samuele, 500 meters from the beach of Punta Pisciotto. The property is near the characterful town of Scicli in the South East of Sicily, home of many scenes of the famous Inspector Montalbano television series. 

The farmhouse is located in a strategic area, although in the tranquility of the countryside it is a stone’s throw from the sea and the Fornace Penna set of the Inspector Montalbano series. A few kilometers away, there are cities rich in history and UNESCO heritage such as Scicli, Modica, Ragusa Ibla, Noto etc.

The villa is located within a plot of land of about 1000 m2. It has been recently renovated and has a surface area of ​​approx. 250 m2, with a well-kept surrounding garden and an area dedicated to the vegetable garden.

The structure consists of two buildings with independent access, the first is an ancient oil mill from 1901 that belonged to Baron Penna that has been well renovated and the second is a modern building. Currently, they are divided by a closed passage although the two buildings could also become a single real estate unit.

The plot of land has two entrances:

Entering from the main gate, is a large courtyard with an area where you can spend time outdoors. Accessing the modern part is a large entrance with a small closet that allows you to sit in the kitchen / dining area or in the lounge area. From the second entrance, is a second courtyard that provides access to the old oil mill. This has been refurbished and renovated, while maintaining the exposed stone and the wooden roof. This part consists of a double-height living room entrance where there is a large working fireplace, two stone vaulted niches in which a kitchen and a relaxation area have been created. From the lounge, through a stone staircase, is access to the second level with a bedroom and bathroom. In the small courtyard is an outdoor laundry room. The floors and rooves of this structure have been recovered and treated, bringing back to light the stone and the beauty of the exposed wood.

The villa is complete with standard systems, equipped with water tanks, air conditioning and heating systems.
