The Villa is located in an excellent central position in Tuscany, well served by the road and railway system, is 20 km from Pisa (airport) and Lucca, 30 from the sea, 40 from the port of Livorno, 60 from Versilia and 50 from Florence. Situated on a small hill (Montecalvoli), the building dominates the Arno valley from San Miniato to Pisa and enjoys a beautiful panoramic view. The structure of the building is linear, but embellished by a loggia, of about 60 square meters, rather particular, with the roof composed of wooden trusses, covering with Tuscan tiles and five beautiful open arches overlooking the garden. In addition to a roof terrace used over the centuries as a watchtower. It is currently divided into real estate units inhabited by the owners, for a total surface area of about 750 square meters; all leaving the large park unchanged with centuries-old trees, a panoramic terrace with a gazebo for aperitifs at sunset, parking areas and paths that wind through the many colorful and scented hydrangea plants. The house has a private outdoor parking lot, which can be expanded if necessary, with entrance from Viale della Repubblica. A multifunctional property, whether you want to keep the residences for parents/children, or divide it into several apartments and rent them to tourists, or create a short-medium term reception health facility. This property offers you the adaptability needed to realize all your projects, in particular the large park, the possibility of creating a larger parking area and above all, a particular strong point, the numerous and spacious rooms in the basement, perfect not only for cellars but also for use as a SPA/gym or tasting rooms. “The simple appearance hides the rather interesting history of the house. The building is part of the ancient fortress or castle of Montecalvoli. The oldest memories of the small village date back to the early Middle Ages, 738 AD when the Lombards descended into Tuscany and the noble Barutta gave the property of the small hill to his wife Anstrualda as a Morgengab (wedding morning gift). When Anstrualda was widowed, already converted to Catholicism, she built the church of San Giorgio on the site and retired to monastic life. In the medieval and modern eras the village, due to its strategic position, was a small castle, or rather a “walled land” disputed between the Florentines and the Pisans, which changed hands several times. Together with other castles it was ceded to Florence by Count Ugolino della Gherardesca, who was later accused of treason by his fellow citizens and, as Dante recalls in the canto of the Inferno, was killed by fame with all his male heirs in the famous tower that still exists today in Pisa. The fortress was part of a network of castles or fortresses that could also communicate with each other with light signals (such as San Miniato, Montecalvoli, La Verruca but probably also others towards Florence) so as to be able to inform the Municipality of Pisa about what was happening in the Arno valley. The villa in question, although completely rebuilt, was originally part of the aforementioned castle, and precisely the corner element exposed to the South-West of the small fortress. As mentioned, very little remains of the ancient vestiges, but the base of a round bastion with thick walls and a medieval underground tunnel - which descends into the depths with ancient and original hand-chiseled stone steps - is still present and visible. During the Second World War, in 1944, the German military authorities used the strategic position to defend the defensive line along the right bank of the Arno before retreating to the Gothic. In correspondence with the old gazebo that still exists in the villa and that still shows some signs of American bullets, a field gun or a heavy machine gun was positioned for a short period”
