Set on nearly 19 hectares of woodland and farmland, this estate offers remarkable potential, combining a lifestyle of luxury, development opportunities and a sound investment. Just a few minutes from the centre of Sainte-Maxime, in the heart of a preserved natural environment, this rare estate embodies all the charm and potential of an exceptional property. The main house, measuring approximately 270 m² and currently unoccupied, captivates with its generous proportions, landscaped garden and swimming pool, offering a peaceful and privileged living environment in perfect harmony with the surrounding nature. The second building, known as ‘La Ferme’, is fully let and comprises five apartments, guaranteeing a stable and secure rental income. The property comprises a complete layout featuring four bedrooms and five bathrooms, complemented by numerous outbuildings: a garage of approximately 23 m², a storage area of approximately 37 m², a convertible attic, and a garden shed that could easily be converted into an office or separate living space. A rare property offering great potential, peace of mind and a good return, situated in the immediate vicinity of amenities. Full details available on request. Sainte-Maxime occupies a privileged position on the Gulf of Saint-Tropez, directly facing its more famous neighbour across the water. The town has long attracted a discerning international clientele who value its combination of genuine Provençal character and Côte d’Azur convenience. Unlike Saint-Tropez, it retains a functioning year-round community, with a working port, a compact historic centre, and a seafront promenade that remains accessible and unaffected by the seasonal extremes of the peninsula opposite.
The town centre offers direct access to the covered market on Place du Marché, the Casino supermarket, and a concentrated restaurant strip along the port. Le Dauphin and La Maison Bleue are established dining addresses. The beaches of La Nartelle and La Croisette are within a short drive, and the ferry to Saint-Tropez runs regularly from the port.
Sainte-Maxime is served by the RN98 coastal road connecting to Fréjus and the A8 autoroute, placing Nice approximately 90 minutes by car and Marseille around two hours. Nice Côte d’Azur International Airport, the primary international hub for the region, is roughly 80 kilometres away. Toulon-Hyères Airport offers an alternative for European connections at a comparable distance to the west.
