The restoration features seismic-resistant structures, reinforced concrete foundations, a ventilated ground floor, and ventilated roofing. Rainwater is efficiently collected in three underground cisterns.

In the early 19th century, the Grand Duke of Tuscany undertook the reclamation of the Maremma area, revitalizing agricultural activities. Today, the landscape showcases a harmonious blend of plowed fields, Mediterranean scrub, olive groves, vineyards, and a diverse array of trees including cypresses, eucalyptus, maritime pines, and oaks.

The 1.4-hectare land features a small pond, a vegetable garden, around 130 olive trees, and various fruit trees such as figs, pomegranates, quince, oranges, pears, peaches, cherries, and apricots. There is also a carport accommodating seven vehicles.

The main farmhouse has been subdivided by the current owners to suit their needs, resulting in three independent apartments that can easily be reconnected into a single dwelling. Each apartment has a bedroom with its own bathroom. Additionally, there is a 76 square meter apartment in the annex, totaling eight bedrooms, two extra rooms, ten bathrooms, four kitchens, four living rooms, an office, and a technical/laundry room.

The finishes throughout the property are simple yet elegant, featuring concrete floors, solid larch wood, and handmade terracotta tiles. Photovoltaic panels provide heating, and solar panels supply hot water, both integrated with a wood boiler. The land also features an original Vivarelli windmill, and rainwater is harvested in cisterns.

The concrete-based swimming pool measures 3.5 x 14 meters and is situated within the olive grove. Nearby is a 23 square meter wooden platform with sun loungers and an open lemon house of approximately 30 square meters, which includes a bread oven.

Expansion is permitted for each building on the property.
