Located just 28 km from the coast (Castiglione della Pescaia) and 15 km from Grosseto, this property is well-served while being in a secluded and tranquil position. Originally, the farmhouse was a customs house dating back to the 1200s, situated on the transhumance route between Maremma and Siena. The building had been completely abandoned in the 1960s. Purchased in 1997, it was in ruins, but the current owners have fully restored the farmhouse, paying great attention to detail, recovering original materials, and using natural products. The renovation includes anti-seismic structures, reinforced concrete foundations, a ventilated crawl space on the ground floor, and a ventilated roof. It is equipped with photovoltaic panels (6 kWp 4th energy account) and solar thermal collectors for hot water and heating (no gas required). All rainwater is collected in three underground cisterns. At the beginning of the 19th century, the Maremma area was reclaimed by the Grand Duke of Tuscany, thus restoring agricultural activity. The landscape now, in addition to plowed fields and Mediterranean scrub, is a mix of olive groves, vineyards, and a wide variety of trees, including cypress, eucalyptus, maritime pines, and oaks. The property measures approximately 604 sqm and is accessed via a short white road of about 350 m, surrounded by canals instead of fences. It includes the main house, an annex, a pergola, and a woodshed. The land is about 1.4 hectares, featuring a small pond, a vegetable garden, approximately 130 olive trees, and various fruit trees such as figs, pomegranates, quince, oranges, pears, peaches, cherries, and apricots. There is a shelter for 7 cars. The main farmhouse has been divided by the current owners to meet their needs, resulting in 3 independent apartments that can easily be reconnected into a single living unit. Each apartment has a bedroom with its own bathroom. There is an additional apartment of about 76 sqm in the annex, totaling 8 bedrooms, 2 additional rooms, 10 bathrooms, 4 kitchens, 4 living rooms, an office, and a technical/laundry room. The finishes of the property are simple and elegant, with concrete floors, solid larch flooring, and handmade terracotta, iron windows. The materials are left exposed, such as concrete, bricks, stones, and wood. There are several wood stoves throughout the property. Verandas, pergolas, and terraces around the house create various shaded areas for outdoor dining at different times of the day. The sunsets are magnificent, with views of the Island of Giglio and Argentario, and the medieval towns to the northeast such as Sticciano, Montepescali, and Vetulonia. Photovoltaic panels for heating, solar panels for hot water, both integrated with a wood boiler. On the land, there is an original antique Vivarelli windmill. Rainwater is collected in cisterns. The concrete-bottomed pool measures 3.5 x 14 m and is set within the olive grove. Here we find a 23 sqm wooden platform with sun loungers and an open lemon house of about 30 sqm with a bread oven inside. Expansions are permitted for each building. Distances: essential shops about 2.5 km; Grosseto 16 km, Castiglione della Pescaia 30 km; Siena 70 km; Pisa airport 140 km.
