The property is located about 5’ from a village with all services and about 11 km from Asciano in Val d’Orcia. DESCRIPTION OF THE BUILDINGS The manoral villa (1,365 m² – 14,687 ft², 9 bedrooms and 10 bathrooms), dating back to the 17th century, is accessible via a long tree-lined avenue and features an important monumental entrance. The building is organised on four floors: • Basement: historical ageing cellars (155 m² – 1,668 ft², connected via a basement tunnel to the new wine cellar); • Ground floor: loggia, large dining room with professional kitchen, reception with sales point, orciaia for oil storage, private chapel and independent apartment (living room with kitchen and three bedrooms with en-suite bathroom); • First floor: loggia, central living room with breakfast corner, dedicated kitchen and six bedrooms with en-suite bathroom; • Second floor: large habitable attics (in need of renovation).
Next to the house is the modern wine cellar (210 m² – 2,260 ft², built underneath the farmhouse mentioned below) with wine-making and storage rooms and a workshop (165 m² – 1,775 ft²) for agricultural vehicles and equipment used in cultivation.

EXTERIOR AND AGRICULTURAL PRODUCTION Two swimming pools (11 × 5 m and 14 × 7 m respectively) with solarium are located in reserved positions, immersed in a well-maintained 12,800-m² garden not far from the manor house, and are the perfect spot to relax during the hot summer days. The property is surrounded by 11.0 hectares (27.2 acres) of agricultural land and the production is managed with organic methods. The olive grove (4.7 ha), with typically Tuscan varieties and plants, produces roughly 2,500 kg of olive oil per year that are then stored in the orciaia of the villa. The vineyards (3.9 ha) is made up of Cabernet Sauvignon, Merlot, Syrah and Sangiovese varieties. Currently, the estate is no longer producing wine on its own: grapes (harvested with organic methods) are sold to a local producer who takes care of processing and bottling. When operational, the estate produced up to 195 hl of wine per year, bottling part of it and selling the remaining amount as cask wine. Production focused on four types of single-variety wines with a potential of up to 26,000 bottles/year. A small portion of arable land (2.0 ha) could be used to expand the vineyards and/or plant new crops, plus a small forest (2,700 m²) on the southern side of the estate.
USE AND POTENTIAL USES It is also possible to buy, via separate negotiation, a country house to be restored (621 m² - 6,684 ft²) that could be used to further expand the accommodation business. The building is surrounded by 6.0 hectares of agricultural land that include a vineyard (2.1 ha) and ample patches of easily-explotable arable land (3.6 ha).
