Thirty metres from the Atlantic, on the site once occupied by the legendary Hotel Casino San Rafael, the Cipriani family is completing the first resort in the brand’s history — and its first project anywhere in the southern hemisphere. This corner residence is the entry point into it.

THE RESIDENCE
Set between levels 16 and 25 of the residential tower designed by Rafael Viñoly Architects, the corner residence occupies the vertex of the floor plate. That geometry gives it something the larger layouts do not have: two glazed façades instead of one. Depending on the position chosen — 01 through 04 on each floor — the residence looks east over the open Atlantic and Playa Brava, or west over Playa Mansa, Isla Gorriti and the line of the sunset.
The layout is 142 m² of interior space within 203 m² in total: two bedrooms, two full bathrooms and a powder room, under 3.40-metre ceilings, with floor-to-ceiling glazing running the full perimeter. Interiors are by the Montevideo studio of Hassen Balut, whose work is built on simple lines, noble materials and a quiet, classical restraint. Floors are in imported Italian marble, and buyers choose between two finish palettes: Tradizionale Cipriani and Moderno Contemporaneo.
Kitchens are designed exclusively for Cipriani, with Neolith countertops and a full Wolf and Sub-Zero appliance package — oven, microwave, cooktop, refrigerator, freezer, wine cellar and dishwasher. The primary bathroom has a freestanding tub and a glass-enclosed shower, with a separate water closet and a choice of two marble tones. Every residence is served by high-efficiency central climate control with individual zoning and linear diffusers, and by a smart interface connecting the owner directly to concierge, valet and security.

THE RESORT
What the corner residence buys is not only an apartment; it is the same address, the same brand and the same access to more than 17,000 m² of amenities enjoyed by the owner of a full floor. The wider complex — a USD 700 million development — brings a 64-suite hotel, a casino with a private club and its own restaurant, seven Cipriani-operated restaurants, a 2,550 m² events centre, a private beach club and a faithful reconstruction of the historic San Rafael. Hotel and casino are scheduled to open in December 2026.

Punta del Este is the Atlantic’s answer to Saint-Tropez, and Parada 11 of Playa Brava is its most contested address. The residence sits ten minutes from the port and the Gorlero shopping district, twenty from La Barra, and roughly twenty-five from Punta del Este International Airport. Uruguay places no restrictions on foreign buyers: no prior residency, no local ID and no local bank account are required, contracts and prices are denominated in US dollars, and the property is registered in the buyer’s own name.
