1. MANOR HOUSE
With a surface area of about 450 square metres, built at the beginning of the 20th century, it was renovated in the 1970s and has excellent finishes that make it unique. Arranged on two floors, the ground floor comprises a flat with two bedrooms, a bathroom, a living area with fireplace and a kitchen with pantry. The second flat has a private entrance from the garden, complete with bathroom and kitchen. On the second floor there is a flat comprising kitchen and services, plus three rooms with bathroom. 2) FARMER’S HOUSE
The typical structure of turn-of-the-century farmhouses has been completely renovated with high-level finishes. Affascinante proprietà di grande prestigio in Toscana, all’isola d’elba che si erge sulla cima di una piccola collina con affaccio sulla baia di Portoferraio. La proprietà immersa nella natura si compone di un terreno di circa 21 ettari su cui troviamo diverse costruzioni. Collocata in Località Campo ai Peri, a soli 8 Km da Portoferraio, a 5 Km da Porto Azzurro e solo 1 Km dal mare (Lido di Capoliveri o Norsi) ed al confine con il Golf Club Acquabona. Circa 4 ettari del terreno è destinato ad uliveto con 550 piante di ulivo, la cui produzione media è di 70q di olive all’anno. Un’altra parte del terreno è stata in precedenza adibita a vigna ed ancor oggi vi è la possibilità, anche sotto il profilo dei permessi amministrativi, di poterla ripristinare. 1) CASA PADRONALE
Con una superficie di circa 450 mq, realizzata all’inizio del ’900 è stata ristrutturata negli anni ’70 ed ha ottime finiture che la rendono unica nel suo genere. Disposta su due piani troviamo al piano terra un appartamento che comprende: due camere da letto, un bagno, una zona giorno con camino ed una cucina con dispensa. Il secondo appartamento, con ingresso privato dal giardino, completo di servizi e cucina. Sul secondo piano troviamo un appartamento composto da cucina e servizi, più tre camere con bagno. In una di queste è presente un ampio terrazzo vista mare.
2) CASA DEL CONTADINO
La struttura tipica delle case contadine di fine secolo è stata completamente ristrutturata con finiture di alto livello. Lo stato di manutenzione sia interno che esterno è ottimo e la superficie totale netta è di 210 mq. Si compone di due appartamenti, di cui uno con ampio giardino e zona barbecue, posti ciascuno su un piano e di alcuni locali di deposito.
3) GARAGE
La costruzione si trova in prossimità dell’abitazione, adiacente ad un ampio parcheggio privato.
4) DUE PICCOLE DEPANDANCE
Si trovano nel giardino dell’abitazione padronale e costituiscono due locali di soggiorno. Con le stesse finiture dell’abitazione padronale, di cui sono completamento, posseggono un ottimo stato di manutenzione. Nelle immediate prossimità ci sono un barbecue, un forno a legna e locali tecnici adibiti a lavanderia.
5) CANTINA INTERRATA
La costruzione, risalente all’epoca della Seconda guerra mondiale ed in precedenza utilizzata come bunker dall’esercito tedesco, si trova accanto all’abitazione padronale, all’interno del giardino, ed è completamente interrata e destinata a cantina.
6)LIMONAIA
Un giardino intimo e suggestivo, caratterizzato soprattutto da piante di agrumi (limoni, aranci, pompelmi e mandarini). All’interno si trovano delle aiuole in muratura ed una vasca con acqua di provenienza da due valli a monte del terreno.
La proprietà è dotata di due pozzi romani ed uno artesiano di recente costruzione che assicurano alla proprietà un abbondante approvvigionamento idrico (di ottima qualità come dimostrato dalle analisi fatte) sia per l’utenza domestica che per il giardino.
L’Elba è un’isola del Parco Nazionale dell’Arcipelago Toscano rinomata per le spiagge e per aver ospitato Napoleone Bonaparte durante il suo esilio (1814–15). Das Anwesen inmitten der Natur besteht aus einem Grundstück von etwa 21 Hektar, auf dem sich mehrere Gebäude befinden. Es befindet sich in Località Campo ai Peri, nur 8 km von Portoferraio, 5 km von Porto Azzurro und nur 1 km vom Meer (Lido di Capoliveri oder Norsi) entfernt und grenzt an den Acquabona Golf Club.
