OVERVIEW
This elegant three-storey, five-bedroom, seven-bathroom luxury villa was completed in 2008 and has been impeccably maintained since. RENTAL PROGRAM
Owners at Andara may choose whether or not to place their villa into the resort’s professionally managed rental program. Participation is entirely flexible, allowing owners to use their property as frequently or infrequently as they wish.
Rental income is calculated after deducting marketing and operating costs, with net income shared 70 percent to the owner and 30 percent to Andara Resort. Owners receive detailed monthly statements outlining income performance.
Rental returns vary depending on owner usage, but income can comfortably offset management and maintenance costs, owner stays, and typically provide an annual yield in the range of approximately 1 to 2 percent.
OWNERSHIP STRUCTURE
Ownership is via the acquisition of an offshore company, free and clear of encumbrances, which holds the registered leasehold interest in the property. Under Thai law, lease terms can be registered for up to 30 years and extended in perpetuity. There is also potential to re-register the lease, if required, to commence a new 30-year term. The building is owned directly by the leaseholding company.
