Those are permitted uses, not conditional ones. Height is allowed to 60 feet and density to 15 units per acre.

A buyer can underwrite a lodging or multifamily project here without a rezoning, a comprehensive plan amendment, or a conditional use hearing. On this corridor that is the difference between a deal you can close on and a deal that waits on a public vote.

Short term rental is a permitted use in SR-1. Not a variance, not a grandfathered exception.

FLOOD ZONE X

FEMA carries this parcel in flood zone X, an area of minimal flood hazard, with no base flood elevation. The Gulf side parcels across Front Beach Road sit in the mapped high hazard zones. Verify it early with your insurance agent, because on this corridor that gap goes straight to carrying cost.
