Norsholm Estate traces its origins to the Middle Ages, with the former episcopal estate of Munkeboda first documented as early as 1178. Following centuries of development as a royal estate, noble manor and country residence, the property reached its architectural pinnacle with the present main residence, constructed between 1865 and 1866 to designs by renowned Swedish architect Axel Kumlien.


The magnificent Corps de logis, extending to approximately 800 square metres, comprises 22 rooms, including 10-12 bedrooms. Its elegant, symmetrical façade with generous windows fills the interiors with natural light, while period details such as panelled doors, hand-blown window glass, intricately crafted door surrounds and traditional tiled stoves create an atmosphere of timeless refinement. The upper floors accommodate private family quarters and guest suites, many with balconies and panoramic views over the surrounding landscape and waterways. Additionally, the grounds offer a carriage house, a substantial four-storey warehouse and a stable that retains both its original fittings and a modern section with three horse boxes. The remaining farm buildings have been converted into garages, workshops and storage facilities, several currently leased to different businesses.


In the area of the farm building, the property also contains two additional rental housing, and are divided into four flats for living.



Land


The estate comprises approximately 140 hectares of arable land, laid out in large, efficient fields. Around 68 hectares of grazing land are situated largely within a protected nature reserve, recognised for its valuable natural habitats, cultural heritage and extensive waterfront. Most of the pasture qualifies for supplementary agricultural support under current EU schemes.


According to the forest management plan prepared in 2025, the estate also includes 168 hectares of productive woodland. Timber volume for 2026 is estimated at approximately 26,240 cubic metres standing volume, including annual growth. Average site productivity is calculated at 7.2 cubic metres per hectare annually, with total yearly growth estimated at approximately 1,010 cubic metres.



Hunting and Fishing


The estate’s varied landscape and extensive waterfront create excellent conditions for wildlife. Healthy populations of fallow deer, roe deer, moose and wild boar make Norsholm an outstanding sporting estate, while the open waters of the Motala River provide opportunities for waterfowl hunting. The total area of the property is about 567 ha, including the great water area.


Norsholm also includes extensive private water rights extending into Lake Roxen, together with a small island belonging to the property. Along the Motala River, the estate’s water extends for approximately one kilometre towards the centre of Kimstad, encompassing a significant portion of the river itself. Much of the water area is currently subject to commercial fishing leases.
