The WALDGARTEN project in Neudörfl, Burgenland, with building permit goes beyond just living. In two construction phases, a total of 13 highly appealing Garden Homes will be built here.
On about 125 m² of living space, there are four bright, centrally accessible rooms plus various ancillary rooms for shared living and personal retreats. Numerous glass surfaces open the house to the garden, naturally blending inside and outside. Always with a focus on quality and natural materials.
A special architectural feature is the integrated and covered outdoor space. About 45 m² comfortably accommodate two vehicles plus bicycles, strollers, sports equipment, a workbench, and more.
This creates up to 170 m² of usable living and life space from approximately 125 m² of living area plus about 45 m² of covered outdoor space – complemented by a terrace and a private garden (up to 172 m²). Plenty of room for family, home office, retreat, and everything life brings.
And something grows right in the middle: each Garden Home comes with a young fruit tree. As a gift for the new home and a small symbol of what WALDGARTEN is about: arriving, putting down roots, and creating something of your own.

GARDEN HOME – HOUSE 13
This Garden Home is the corner house of the project and benefits from additional light through a skylight in the kitchen-living area as well as a particularly large garden of about 155.51 m². It also includes a southwest-facing terrace of about 16.73 m² as part of the private outdoor area. Inside, on approximately 123.80 m² of living space, there are 4 bright and centrally accessible rooms over two floors plus numerous ancillary rooms. To complete the comfort, the covered carport (approx. 43.90 m²) creates extra living space – accompanied by wood in its finest form. This is what living in harmony with nature feels like!

LEASEHOLD LAND
The Garden Homes of WALDGARTEN are built on leasehold land. This means you acquire ownership of the house, while the land remains the property of the leaseholder and is used based on a long-term leasehold agreement. A contractually agreed leasehold fee is paid for the use of the land. Duration, value adjustment, and all legal conditions are clearly regulated in the leasehold contract and are transparently explained during the purchase consultation.
Your advantages at a glance
Lower purchase price: Since you do not buy the land, the purchase price is significantly below that of a comparable property on freehold land. This also saves real estate transfer tax and land registration fees!
Lower financing requirement: The lower purchase price can reduce the required loan amount and thus the equity needed. The exact financing depends on the bank and your personal situation.
Flexible use: You can use your house yourself, rent it out, sell it, inherit it, and use it as collateral for financing.
Land registry security: Your leasehold is registered as a separate right in the land register, making it transparent and legally secure.
Plannable term: The leasehold contract is concluded for 99 years. The leasehold fee and its adjustment are clearly regulated in the contract.
Right of first refusal: The buyer receives a contractually secured right of first refusal on the land, giving the option to preferentially purchase it in a later sale.

There are locations where you have to choose: city or countryside, peace or infrastructure, garden or short distances. In Neudörfl, you can have a bit of everything. The Burgenland market town lies directly on the border with Wiener Neustadt and combines the pleasant manageability of a grown village with the possibilities of a city practically on your doorstep.
About 5,000 people live here. The town has a well-developed infrastructure: kindergarten and nursery, primary and secondary schools, as well as local supply, gastronomy, doctors, pharmacy, and sports and leisure facilities. This makes everyday life pleasantly uncomplicated. The Neudörfl bathing lake also offers relaxation by the crystal-clear water. Additional sports and leisure options include a tennis hall, riding stable, funcourt, and the nature of northern Burgenland and the surrounding region around Wiener Neustadt—from Neusiedlersee to Schneeberg.
For more, the second-largest city in Lower Austria, Wiener Neustadt, is nearby—with a comprehensive range of secondary schools and training opportunities, shopping, gastronomy, culture, top medical care (university hospital), and jobs.
Neudörfl also has its own train station and is connected to public transport by bus. The rail network is currently being expanded and rebuilt to allow a direct connection to Vienna in about 45 minutes from late 2027. Until then, the route via Wiener Neustadt will be available again from December 2026 (7 minutes travel time). From there, there are regular express connections to Vienna and the entire eastern region.
Neudörfl is also well connected by car via the S4, the future eastern bypass of Wiener Neustadt, and subsequently the A2 motorway to the greater Vienna area.
This creates a location especially interesting for people who do not want to live in the city center but want to stay connected to it professionally and privately.
