Mougins occupies a hilltop position in the Alpes-Maritimes, roughly six kilometres north of Cannes, and has long attracted an international ownership base drawn to its combination of medieval village character and proximity to the Côte d’Azur. The old village, classified among the most beautiful in France, is compact and largely pedestrianised, with stone lanes, ramparts, and views south toward the Esterel and the sea. Pablo Picasso spent the last twelve years of his life here, and the town retains a serious association with art and gastronomy.
The old village holds several well-regarded restaurants, including L’Amandier and Le Moulin de Mougins. The weekly market runs in the village square. Cannes, with its full retail offer, Palais des Festivals, and Croisette, is a ten-minute drive. Sophia Antipolis, the technology business park, is directly adjacent to Mougins.
Nice Côte d’Azur International Airport is approximately 25 kilometres from Mougins, reachable in 25 to 35 minutes by car depending on traffic, with direct flights to most major European cities and intercontinental connections. Cannes train station, served by TGV and regional rail, connects to Paris in roughly five and a half hours and to Monaco in under an hour. The A8 motorway provides fast access along the entire Riviera corridor.
