Elegant Modern Bastide In Absolute Calm

Mougins occupies a hilltop position in the Alpes-Maritimes, roughly ten kilometres inland from Cannes, and has long attracted an international ownership base drawn to its combination of medieval village character and proximity to the Côte d’Azur. The old village, classified among the most beautiful in France, is compact and largely pedestrianised, with stone lanes, ramparts, and a consistent architectural register that planning controls have kept intact. The surrounding commune is predominantly residential, with large wooded plots and a landscape of pine and olive.

Nice Côte d’Azur International Airport is approximately thirty kilometres from Mougins, reachable in around thirty to forty minutes by car depending on traffic, with direct services to most major European cities and long-haul connections via Paris. Cannes train station, served by TGV and regional rail, connects to Paris in roughly five and a half hours and to Monaco in under an hour. The A8 motorway provides fast access along the coast in both directions.
