Casale Cerquotta is a charming historic property located in the heart of Umbria. It is situated in the countryside surrounding the municipality of Montecastrilli (TR), precisely halfway between Montecastrilli and the center of Avigliano Umbro, both 4 km from the farmhouse.

This area is well known for its beautiful nearby historic towns and natural landscapes. Casale Cerquotta is just 20 km from Todi, 28 km from Terni, 35 km from Spoleto, and the stunning Cascate delle Marmore waterfalls are less than half an hour away. Additionally, the beautiful city of Perugia is 70 km away, while Rome is 120 km away, reachable in under 1 hour and 30 minutes.

The farmhouse, with origins dating back to the 1200s, was completely rebuilt in 2002, fully compliant with the seismic regulations in force at the time. The structure was moved from its original position, but some historic details were preserved by recovering original materials. For example, the main door was restored and reinforced, and the arch above it was recreated using slats from the old stairs. The external stairs were also recovered and restored.

The courtyard surrounding the farmhouse measures 6,000 sqm, is well maintained, and enhanced by 50 productive olive trees. It is fully fenced with anti-hole concrete and equipped with lighting and automatic irrigation connected to the well. There are two wells: one artesian and one Roman that collects rainwater, in addition to the municipal aqueduct.

Two gates are available: one automatic and one service gate for garden maintenance and easy access to the LPG tank. A valuable addition is the regular wooden carport with photovoltaic system preparation.

The farmhouse faces south. A swimming pool can be built, and notably, no pesticides or chemicals are used in the surrounding fields—only natural products. The dirt road is communal, with an agreement in place for maintenance by the municipality.
