Important Historic Villa In The Pistoia Countrysid

This typical independent Tuscan villa, built in the second half of the 18th century, is located on the last western slopes of Monte Albano, about 250 metres above sea level.
It originally consisted of two farmhouses that have been joined together (while maintaining total independence).
The external walls are faced with typical local stone as are almost all the surrounding houses, preserving the original appearance of the building when it was built...
The villa overlooks the typical Tuscan countryside - hills and olive groves, chestnut and oak woods - all immersed in an oasis of silence.

It is situated on a natural terrace a couple of metres below the level of the villa and enjoys a wide view of the valley below.
It is an infinity pool with hydromassage. Below the pool is a changing room with shower and WC.
The structure i is perfectly divisible into two separate dwellings with separate services and comforts outside and inside. In fact, in the beginning, at the end of the 18th century, two families lived there.
The 2 houses are totally independent because:

Questa tipica villa toscana indipendente, edificata nella seconda metà del 1700, si trova sulle ultime pendici occidentali del Monte Albano, a circa 250mt. sopra il livello del mare.
Originariamente era composto da due case coloniche che sono state unite tra loro (mantenendo però una totale indipendenza ).
I muri esterni sono rivestiti con la tipica pietra locale come quasi tutte le case circostanti, conservando l’aspetto originario dell’edificio, quando fu costruito...
La villa si affaccia sulla tipica campagna toscana - colline e uliveti, boschi di castagni e querce - il tutto immerso in un’oasi di silenzio.
A valorizzare il tutto una bellissima piscina
E’ situata su un terrazzo naturale un paio di metri sotto il livello della villa e gode di un’ampia vista sulla vallata sottostante.
È una piscina a sfioro con idromassaggio. Sotto la piscina c’è uno spogliatoio con doccia e WC.
La struttura i è perfettamente divisibile in due abitazioni separate con servizi e comfort separati all’esterno e all’interno. Infatti all’inizio, alla fine del XVIII secolo, vi abitavano due famiglie.
Le 2 case sono totalmente indipendenti perché:
All’esterno hanno diversi cancelli automatici di ingresso e parcheggi.
Il giardino è tutto aperto ma ogni parte della Villa si affaccia su un proprio spazio.
All’interno una porta di ferro può separare le 2 case. Ogni casa ha la propria cucina attrezzata, lavatrice, lavastoviglie, TV satellitare ecc.

La villa è nella posizione più strategica: lontana dal caos delle città ma con facile accesso ai ”must” toscani. Infatti, il 95% dei luoghi simbolo della Toscana è raggiungibile in un’ora e mezza di auto.
Montecatini Terme (5km.) 50 min. a Pisa e 50 min. a Firenze in treno. Monsummano Terme (2km.) è il paese più vicino e ha 20.000 abitanti e tutti i servizi necessari e negozi ecc.
Entro un intervallo di 15/20 min. in auto ci sono molti luoghi di interesse da visitare - le Grotte Giusti con le loro calde terme, una delle più famose d’Italia, le cave di Monsummano, la collina e la montagna pistoiese (d’inverno si scia), la Svizzera Pesciatina, innumerevoli chiese, la palude di Fucecchio (di grande interesse per la flora e la fauna locale) e tanti piccoli borghi tipici toscani, come Montevettolini, Larciano, Lamporecchio, Vinci (dove nacque Leonardo), Montecatini Alto, Montecarlo etc)

Die Villa überblickt die typisch toskanische Landschaft - Hügel und Olivenhaine, Kastanien- und Eichenwälder - alles inmitten einer Oase der Stille.
Ein schöner Swimmingpool rundet das Ganze ab.
Es befindet sich auf einer natürlichen Terrasse einige Meter unter dem Niveau der Villa und bietet einen weiten Blick auf das Tal darunter.
