In Minusio, in a quiet residential location overlooking Lake Maggiore, this 6-room villa embodies the pleasure of living in Ticino through an elegant combination of Mediterranean atmosphere, privacy, and generous indoor and outdoor spaces.
The open view of the lake accompanies the property with a panorama that extends up to 180 degrees. Palm trees, vegetation, and carefully selected details create an intimate and relaxing setting, while the outdoor pool becomes the heart of summer days. The villa is developed over three levels and offers approximately 230 m² of net living space, approximately 250 m² of gross living space, and approximately 265 m² of usable area. Considering the accessory rooms and the basement, the total gross area is approximately 290 m².
From the parking area, some characteristic stone steps lead to the property and a welcoming green area in front of the entrance. Crossing the threshold, an elegant atrium harmoniously distributes the different levels of the villa.
The main floor welcomes a bright living area with a living room and dining room, a separate kitchen that is visually connected to the spaces, and a guest bathroom. The entire level communicates directly with the outside: from the living room and dining area, there is access to the garden, porch, terrace, and pool. The indoor and outdoor spaces flow naturally, creating the ideal environment for outdoor lunches, convivial moments, or simply to be enveloped by the landscape.
The pool, approximately 8 × 3.5 meters and with a depth of approximately 1.5 meters, is set in a green and private frame. Built in 2007 and completely renovated in 2021, it has updated systems and completes the experience of a true Mediterranean residence on Lake Maggiore.

From the bed, the lake appears as a single canvas told through three different perspectives. Completing the level is a third bedroom, versatile and well integrated into the distribution of space.
The lower floor is accessible both from the inside and directly from the garden. Here there is a large hobby room authorized as habitable, another living space currently used as an office, the laundry room, the cellar, and the technical rooms. This part of the villa offers interesting possibilities for working from home, guests, fitness, hobbies, or creating a more independent space.
The property has been constantly maintained and updated. In recent years, significant interventions have been carried out, including the complete renovation of the pool and its systems, the refurbishment of the guest bathroom and resin shower, the renewal of the flooring on the main floor, and various updates to the appliances.
