General Description:
The entire property consists of:

The Farmhouse:
Main stone house from 1850, well maintained and modernized, 260 m².
On the ground floor, there is a large living and dining room overlooking a fenced and wooded garden. At the front of the house is a natural stone terrace.
Facing the living room: a large custom wooden kitchen, a gym, a laundry room, an office, a bathroom, toilets, and a fully equipped professional kitchen with garden access (full list available on request).
A barn area completes the ground floor.
On the first floor, there are three large bedrooms and one smaller bedroom. The master bedroom is divided into two parts by a sliding wooden door.
The floor also includes three shower rooms (two recently tiled with travertine and one with floating parquet).
The house windows are double-glazed since 2019, and the shutters were painted in 2022.
Part of the house is heated from November to April by an efficient oil central heating system. Outside this period, no heating is needed, and in summer, the house stays cool thanks to 60 cm thick natural stone walls.

The cottage has its own terrace and garden but is also part of the campsite.
The cottage is connected to a septic tank.

The Campsite:
According to the current permit, the campsite has 30 pitches.
The tent spaces are particularly spacious, each averaging 300 m².
There are 9 safari tents on site: 6 XL type and 3 L type.
XL tents are set on 6 x 9 meter wooden floors, and L tents on 5 x 7 meter wooden floors.
Some safari tents have maintenance-free PVC roofs and do not require winter covers; others are wrapped in off-season covers; some have PVC winter covers.
The safari tents are equipped with a mobile kitchen unit, an indoor dining table, an outdoor dining table, a double bed, a bunk bed, and a hammock.
XL tents also have a double sofa and deck chairs.
XL tents accommodate 5 people, L tents 4 people.
XL tents are arranged around the central area with various amenities.
L safari tents are located in a quieter part of the campsite with stunning views over the open field and forest edge.

The safari tents and camping pitches share a common sanitary building.
This building includes 5 showers, 4 toilets, 2 sinks, and 4 washing areas.
It also has a refrigerator, microwave, and washing machine.
The sanitary building is connected to a septic tank.

Notes:
- Safari tents are not covered by the Light Leisure Habitations permit and are simply set up on camping pitches. This means it is easy to add more safari tents on the pitches without additional permits.
- The property has 32 electrical outlets in total, distributed over 8 power points serving the camping pitches, safari tents, and lighting.
- There is a swimming pool approximately 7 x 3 meters, operating with a pump and filter bags. The pool is inexpensive to maintain.
- The campsite has received excellent ratings in European Commission evaluation reports.

The owners, who have many positive reviews, have chosen to open the campsite only 6 to 7 weeks per year, in July and August.
