The property includes two farmhouses. The larger one is divided into three apartments and one storage room, totaling approximately 800 sqm. The smaller farmhouse, divided into two apartments and a separate laundry room, measures approximately 320 sqm.

La Canonica is an incredible place, not only because of its beautiful location on a hilltop surrounded by ancient fields and woodland, but also because the property has been carefully restored, revealing unique and interesting details at every turn.
The estate is first mentioned in documents from 1750. From then until the mid-19th century, the original farmhouse and most of the surrounding land belonged to Saint Peter’s Benedictine Monastery in nearby Perugia. When Italy was unified, the farmland and buildings came under the control of the Fondazione Agraria, an agricultural foundation.
A second farmhouse was added in the early 20th century. La Canonica was a working farm until 1982, when the last farming family left, after which it remained empty for many years.
La Canonica was listed as an Italian historical heritage building in 2005. The current owners fell in love with the estate and spent 15 years transforming it, restoring the properties with passion and energy. They honored the integrity of the buildings and land by using local materials and techniques, renovating sustainably through reuse and repurposing. The result is a harmonious blend of ancient and modern.
The buildings are divided into five apartments—three in one and two in another—although one apartment in the larger farmhouse is still unfinished. Each apartment has its own character, thanks to original features such as three beautiful south-facing arched windows in what was originally a pigsty. Another apartment features a single pivoting 4-meter-high metal-framed glass door, made by a local blacksmith, originally for a barn entrance, now leading from a sitting room to a terrace. This creates a graceful modernity through honest design.
The apartments have private terraces, and the land immediately surrounding the property has been landscaped to create pretty gardens and surprising pockets. A lower terrace offers a private setting for the 15m x 5m rock-lined infinity pool, which provides undisturbed views across the valley and is the perfect summer spot to watch shooting stars.
