This large property, situated on about 45 hectares of land, consists of a stone farmhouse that was renovated about 15 years ago. The original building dates back to the 1600s and underwent various extensions up to 1900. The surrounding land is partly flat and arable, while the remainder is woodland. There are approximately two hectares of land around the property that can be used as a garden, with a project already approved for the construction of a large swimming pool and an orchard with apple and walnut trees.
The property comprises four annexes, two attached to the main body and two detached. One of the two detached annexes requires renovation as it was once used as a chestnut drying room, but could be converted into an annexe. The other outbuildings are considered warehouses, but could be converted into a single reception room with a dining area for the flats.
The property is divided into ten flats of various sizes, ranging from 65 to 80 square metres, but all of them have their own entrance, living area with kitchenette, two bedrooms and a bathroom, and are heated by their own boiler and radiators. One of the flats is larger (approx. 100 square metres) and compared to the others is positioned in a dominant position. This flat is accessed via a private external staircase and a large panoramic terrace. It has three bedrooms, two bathrooms, a loft area over the living room/kitchen and a storage room.
In total, the property has 23 bedrooms and 11 bathrooms complete with sanitary fittings and accessories, all with showers except one of the two bathrooms in the main flat where there is a bathtub. The sleeping area is divided by a hallway with doors to all the flats. The ceilings are different, with bricks or wood, while the floors are all in terracotta (except for the bathrooms, where there are single-fired tiles and for the walls of the kitchen area). In the main flat, there is a historic grit floor with designs that has been partially recovered.
There are no internal connections for the two floors, with the exception of one flat left as a terratetto on which there is a masonry kitchen and a fireplace and which is furnished and habitable. All the flats have flues for fireplaces, pellets and wood. The internal window frames are double glazed and are all made of wood, as are the external frames which are in fair condition and all made of wood.
There is currently no home automation, alarms or air conditioning, also because given the altitude they are not necessary. For heating, the property is supplied with LPG.
The property is about 7 km from Loro Ciuffenna, where all the main services are present. In addition, the school bus can reach the property. The road leading to the property is communal and unpaved for approximately 4/500 metres up to the gate of the property. There is electricity and water on site and a telephone line, water is also stored in various cisterns that draw from the artesian well of about 100 metres for the exclusive use of the property.
It is important to note that there are landscape restrictions for which the historical criteria of the building were followed during the renovation, and the municipal administration encourages tourist development in the area.
