Main House & AccommodationThe house is generously proportioned and thoughtfully designed for group use. It includes: Large lounge Dining room Spacious kitchen Downstairs toilets Library Nine bedrooms Ten bathrooms On the upper floor there is a separate two-bedroom owners’ accommodation, providing privacy from the main guest areas. This private apartment also benefits from a very large roof terrace. Underfloor heating runs throughout the house, ensuring comfort in cooler months. Energy & Water IndependenceThe property is completely off-grid. Electricity and water heating are powered by solar energy, with battery storage installed only two years ago and generating approximately 3.5 kW. The batteries are expected to have a remaining lifespan of around ten years. In periods of prolonged cloud cover, a back-up generator is available, though it is rarely required. Water is supplied from two separate sources: one designated for drinking water and the other for irrigation. There is an official entitlement to five hours of drinking water supply each Saturday, which is stored in a 100,000-litre tank. A similar entitlement applies to the irrigation source, although in practice it is continuously available as no other property draws from it. Thanks to its off-grid infrastructure and the involvement of volunteers for much of the support work, running costs are notably low. Access & ServicesAccess from the nearest town is via a 4.7 km track, of which approximately 1.1 km is asphalt and the remainder hard stone. Although uneven in parts, it is suitable for ordinary cars and takes around 15 minutes to reach all essential services, including shops, banks and medical facilities.
