Villa with remarkable architecture on a 1700sqm plot, bordering protected natural land.
This South-facing property, located just a 20-minute walk from the beach, enjoys stunning sea views surrounded by preserved nature, with complete privacy, within a secure and highly sought-after private estate.
Built with concrete and traditional stone (Bormes stone and blue stone), the villa features a spacious cathedral-style living room where natural light wraps around the stone walls, creating unique reflections at every sunset.
There are 4 bedrooms and 3 shower rooms, including one with a bathtub, offering ample space and privacy for guests. The villa’s unique architecture includes intimate and charming areas such as an atrium-style patio, a cozy terrace, and a reading lounge—all enhancing the warm beauty of the natural stone.
The swimming pool boasts panoramic sea views, and the large terrace (partly covered) is bathed in sunlight while also offering the cool comfort of soothing shade. A summer kitchen and bar area complete this secluded outdoor living space.
Generous volumes, ideal orientation, and a highly desirable location make this a solid, healthy property—free from moisture or structural surprises—ready to be refreshed, updated, and elevated to its full potential.
Includes a closed garage, mains drainage, outdoor lighting, heat pump, and fiber-optic internet. Information on the risks to which this property is exposed is available on the Géorisques website: https://www.georisques.gouv.fr/
Le Lavandou occupies a privileged stretch of the Var coastline between Hyères and Saint-Tropez, where the Massif des Maures meets the Mediterranean. The town has retained a genuine fishing-village character that much of the Côte d’Azur has long since lost, with a working port alongside its celebrated sequence of twelve distinct beaches. The surrounding coastline falls within the protected Parc National de Port-Cros zone, which has kept development in check and preserved the landscape’s integrity.
Daily life centres on the old port and the market held on Place du Marché. Restaurants along the waterfront, including Le Relais du Vieux Sauvaire, serve locally caught fish. The Îles d’Or, specifically Île de Levant and Port-Cros, are reachable by ferry from the port in under thirty minutes. Bormes-les-Mimosas, one of France’s most decorated villages, is a ten-minute drive inland.
Toulon-Hyères Airport is approximately 45 kilometres west, around 40 minutes by car, with direct flights to Paris and several European cities. Nice Côte d’Azur Airport, the region’s main international hub, is roughly 110 kilometres east, approximately 90 minutes by road. The nearest TGV station is at Toulon, connecting to Paris Gare de Lyon in around three hours and fifteen minutes. Saint-Tropez is reachable in approximately 45 minutes by car.
