The property is located 1.5 km from a beautiful and lonely beach, 8 minutes by car from La Paloma beach town, 20 minutes by car from the city of Rocha, 1 hour and 20 minutes from Punta del Este, the most sophisticated and internationally recognized tourist center in Uruguay, and 2 hours and 15 minutes from Montevideo. The topography is smooth, with an undulating plateau marked by strips of low hills.

Among the amenities, there is a colonial-style house designed by the renowned architect Edgar Trambauer, with enchanting views from all rooms, an interior patio and 5 interior fireplaces. In addition, it has a swimming pool, a one-hectare park and 500 meters of coastline on the Laguna de Rocha.

The property is a maritime farm with total privacy, ideal for carrying out projects that include a tourist farm or a boutique hotel. It is perfect to enjoy nature in its best state, ecotourism, secluded beaches, unique views and magnificent sunsets.

The main house, 2,370 square feet, is located on top of a hill with spectacular views of the sea and the lagoon. It was built in a colonial style, with private and cozy spaces for the family and guests to enjoy.

The main house consists of a single floor, around an interior patio. The renowned Uruguayan architect Edgar Trambauer designed a practical building, built with high-quality local materials, which guarantees comfort without losing its charm.

The main house has 4 bedrooms (each with en-suite bathroom, private entrance and 2 of them with fireplace), 2 study rooms (which can be used as bedrooms), dining room, living room, large hall, kitchen, large patio , 3 terraces, grill, 2 storage rooms and 2 small chambers accessible only from the patio. The pool measures 10m x 6m and is 2.5m deep.

It also has 323 sq. ft. staff quarters and 2 bed/1 bath in an annex. The water comes from its own well and two OSE (state water supply) connections as backup. Electricity is three-phase alternating current and the lines are laid underground.

The farm has 7 permanent paddocks each with eucalyptus stands to protect the horses, cattle and sheep. The irrigation systems are a mixture of natural and artificial lagoons. It is a land rich in water and a high water table makes the digging of wells simple.

The work premises, measuring 2,475 sq. ft., include a staff apartment, two garages, two semi-open buildings, a pump and storage room, a saddle room and a laundry with a covered drying area.

This magnificent property, with its sandy-brown, sandy-textured arable topsoil, offers abundant natural grass and typical prairie vegetation. A small chapel is located in the pasture.

Come discover the modest yet bold, liberal and fun-loving spirit of Uruguay and make this private oceanfront farmhouse in San José yours.

ROCHA LAGOON:
Laguna de Rocha is a protected area located on the Atlantic coast of Uruguay, in the department of Rocha. It is one of the largest lagoons in the country, and is surrounded by dunes, beaches and pine forests.

The lagoon is an important feeding and resting area for migratory birds, and is home to a wide variety of waterfowl species, such as ducks, herons, flamingos, among others. It is also an important habitat for fish and other aquatic species.

The protected area of Laguna de Rocha covers an area of 2,200 hectares and is administered by the Uruguayan government through the National System of Protected Areas (SNAP). The main objective of protecting this area is to conserve its biodiversity and associated ecosystems, and to promote responsible and sustainable tourism in the area.

Among the activities that can be carried out in the protected area are bird watching, hiking, sport fishing and sailing in the lagoon. In addition, the area offers a wide variety of tourist services, such as accommodation, restaurants and recreational activities.

THE BEACHES OF ROCHA:
Rocha has an extensive and varied coastline on the Atlantic Ocean, with beaches that extend for more than 100 kilometers, from the border with Brazil to the border with the Department of Maldonado. Rocha’s beaches are famous for their natural beauty and peaceful atmosphere, many of them surrounded by forests and white sand dunes.

Among the most popular beaches are La Paloma, Cabo Polonio, La Pedrera, Punta del Diablo, Santa Teresa, Valizas and Aguas Dulces. Each has its own personality, from the laid-back, bohemian atmosphere of Cabo Polonio to the lively night scene of La Pedrera.

In addition to enjoying the sun and the sea, Rocha’s beaches offer a variety of activities, such as surfing, kiteboarding, sport fishing, horseback riding, and whale watching in season. Many beaches also have tourist services, such as restaurants and accommodation.

ROCHA:
Rocha is a department located on the east coast of Uruguay, known for its beautiful beaches and rich maritime history. The city of La Paloma is a popular tourist destination that offers a wide variety of beaches, from the busiest and liveliest to the quietest and solitary. Cabo Polonio, on the other hand, is a remote and isolated coastal town, without electricity or running water, where nature and wildlife take center stage.

The Rocha coast is also known for its many shipwrecks, some of which have become attractive tourist spots for history buffs. In addition, Rocha has one of the largest ombú forests in the world, an evergreen tree with a wide trunk that can reach up to 15 meters in height, found in the Valizas and Aguas Dulces area. In short, Rocha is an ideal place for those looking to enjoy beautiful beaches, untouched nature and a rich maritime history.
