Built in 1828 beside Kitano Tenmangu Shrine, in Kamishichiken, Kyoto’s oldest geisha district, the former Hasegawa Residence is a house conceived as a living work of art. Under the architectural supervision of Kengo Kuma, two centuries of Edo-period timber open to light, shadow and garden, with the clarity of a gallery and the warmth of a home. An original ridgepole plaque dated 1828 documents its age, and it holds the largest site and widest frontage in the district.
Inside, East meets West. ARMANI/CASA has furnished the rooms with Italian restraint, drawing on Kyoto’s bamboo groves for a palette of natural materials and quiet tones. Against sukiya-style craftsmanship and centuries-old timber, the result is neither Japanese nor Italian but a shared sense of understated luxury. Buddhist sculpture by Koukei Eri and foil art by Hiroto Rakusho complete the setting.
The estate comprises a main residence, a detached guest wing and a traditional kura, now a sauna and spa, arranged around a water garden by Oniwa Ueji, in the lineage of Ogawa Jihei. A grand reception hall and a sukiya tea room, shaped by Nakamura Sotoji Komuten, set the stage for long dinners, tea or a quiet morning for two. Restoration was carried out with Kongo Gumi, ensuring the structural integrity of this masterpiece using 1,400 years of temple-building expertise. Two bedrooms, approximately 284 m² of living space, on a 257 m² site.
As evening settles over Kamishichiken, the garden darkens and the house turns inward, its timber glowing against the soft palette of the interiors. Tea is poured in the sukiya room. Somewhere beyond the wall, the shrine is still, and a pair of geiko pass by on their way to an evening engagement. Nothing here asks to be rushed.

Japan holds something rare in the world of luxury real estate: properties that do not announce themselves, estates shaped by centuries of cultural intention, and land whose value is understood only by those who seek it with patience.
TonTon | Forbes Global Properties was founded to serve that pursuit. As Japan’s exclusive partner of Forbes Global Properties, we operate at the intersection of deep local knowledge and a truly global network — giving our clients access not only to the finest listed properties, but to the opportunities that never reach the open market.
We work with a deliberately small number of clients at any one time. This is a choice, not a limitation. It allows us to provide the level of attention — to due diligence, to cultural nuance, to long-term advisory — that exceptional real estate demands.
Our team is fluent in the language of international acquisition: the questions that matter, the timelines that must be respected, and the sensitivities that distinguish a transaction from a legacy.
For clients whose ambitions extend beyond the visible, we are ready to begin.
Our advisory team brings together backgrounds in international finance, Japanese property law, and cross-border transaction management. All client engagements are led by a named advisor — ensuring continuity, accountability, and the depth of relationship that exceptional decisions require.
