This estate is one of the most unique properties in the near suburbs of Paris, due to the exceptional combination of three rarely united advantages:
- Immediate proximity to Paris—less than ten kilometers as the crow flies from Pont de Sèvres. - A wooded area of over two hectares entirely classified as a protected natural zone. - Absolute tranquility with no visible neighbors within a 360-degree horizon.
Owned by the same family for several decades, the estate consists of three cadastral plots totaling 23,111 m². The entire area is classified as a protected natural zone and a Classified Wooded Area (PLU 2017), making it completely non-buildable and ensuring its total preservation.
The estate includes two residential buildings set within this private forest, as well as an old in-ground swimming pool.
Main residence – the chalet: The main residence is a wooden frame chalet made of Red Cedar, a naturally rot-resistant, stable, and durable material that gives the building remarkable strength and longevity. It has two habitable levels plus a basement.
Insulation is provided by wood wool in the roof, on the exterior walls, and on the ground floor slab. Heating is supplied by city gas, and the property is connected to the public sewer system.
On the ground floor, there is a bright, L-shaped main living area with cross ventilation, arranged as a living room with a dining area opening onto the wooded surroundings, plus a small room with a mezzanine that can serve as a bedroom or office. The space is completed by a kitchen and necessary service areas for daily life (a chimney flue is pre-installed).
Upstairs, accessed by an interior staircase, are two bedrooms and a bathroom.
The basement, accessible from inside or outside, provides storage rooms and a crawl space and houses the gas boiler.
Caretaker’s house: Located on a separate 1,300 m² cadastral plot, the caretaker’s house has two levels. It features a cathedral-style living room with a mezzanine, three bedrooms (two of modest size), and adjoining service spaces. This building was constructed in 1975 and requires renovation work.
The old swimming pool: The estate once had an in-ground swimming pool (large and small basins), built in 1964. It is currently completely out of use.
Jouy-en-Josas is a commune in the Yvelines department (78350), about 25 kilometers southwest of Paris. The estate is located in the Metz hamlet, a wooded and fully preserved enclave away from any urban development. Its accessibility to Paris is remarkable for such a natural setting: the distance to Pont de Sèvres is only 9.7 kilometers as the crow flies (19.4 kilometers by road round trip), about a twenty-minute drive under normal traffic conditions. For comparison, Chevreuse is 27 kilometers from Pont de Sèvres and Rambouillet 46 kilometers.
The immediate surroundings include a state forest to the north and private wooded plots in natural zones to the east and west. The town of Versailles is reachable in about fifteen minutes, and Saint-Germain-en-Laye in about twenty minutes. Major road infrastructures (A10 motorway, N118 national road) are nearby, and the Transilien line N (Jouy-en-Josas station) provides access to Paris-Montparnasse.
