Listed Hufnerhaus on a approximately 2,400 m² plot with exceptional development potential. Here you have the rare opportunity to bring a historic farmhouse from 1626 back to life according to your individual ideas and create spacious living areas.

You probably already know this impressive farmhouse as a popular postcard motif of the Vierlande. Its distinctive half-timbered facade makes the building a special testimony to regional architectural history. The Hufnerhaus is a listed building and has been in the same family for nearly 400 years. It is one of the few well-preserved farmhouses from the 17th century in the Vierlande.

Generous possibilities inside: While the historic exterior must be preserved, the interior offers impressive design freedom. The ground floor alone covers about 37 x 16 meters, with a gross floor area of approximately 600 m². The building offers extraordinary space for individual living concepts. Depending on planning and approval, the existing historic structure can be combined with modern requirements. There is also the possibility to convert the attic.

Plenty of natural light is already ensured: In 2010, 4 large dormers and 6 skylights were installed. The thatched roof was extensively renewed—about two-thirds of the roof area was re-thatched between 2008 and 2010. According to the current development plan No. 9 Neuengamme, a maximum of 4 residential units are permitted.

Listed status as a special opportunity—also tax-wise. For a listed building, besides the extraordinary historic substance, tax advantages can also play an interesting role. Under certain conditions, expenses for monument-appropriate renovation and modernization measures can be tax-advantaged or considered under statutory depreciation rules. The scope and amount of possible tax benefits depend especially on the type of measure, its monument protection approval, the building’s use, and the owner’s personal tax situation. Therefore, it is advisable to coordinate planned measures with the responsible monument protection office and your tax advisor before starting renovation. This allows early review of which measures are monument-approved and what tax options arise.

The district Neuengamme is located in the southeast of Hamburg in the Bergedorf borough and belongs to the Vierlande region. With an area of 18.6 km², Neuengamme is a rural district with a family-friendly character. It is an idyllic, quiet, and predominantly rural area. Nestled in a picturesque landscape of fields, meadows, thatched-roof houses, and natural areas, it offers a high quality of life for families.

Nature lovers will find a paradise in the Kirchwerder Wiesen nature reserve, which extends to Neuengamme. Covering 857 hectares, it is Hamburg’s largest nature reserve and an ideal place for walks and bike rides. The proximity to the Elbe River offers numerous water sports opportunities. Also noteworthy is the Kiebitz Brack nature reserve.

Neuengamme also offers good infrastructure with doctors, pharmacies, daycare centers, Neuengamme primary school, as well as good local supermarkets and discount stores for daily needs, restaurants, cafés, pubs, many sports clubs, and through the proximity to Bergedorf, all additional services.

The nearest bus stop is a 3-minute walk away. By bus, it takes about 15 minutes to Bergedorf station. By car, you reach Bergedorf in 10 minutes. The A25, B5, and A1 provide good transport connections not only to Hamburg. By car, it takes about 30 minutes to Hamburg city center.
