Prestigious Relais With Spa And Private Estate In The Heart Of Umbria

In the heart of Umbria, nestled in the picturesque hills of Gualdo Cattaneo, we are offering for sale an exclusive hospitality property surrounded by an extensive private estate, in a strategic location between Todi, Montefalco, Bevagna and Spoleto.

The property, once owned by the noble Umbrian Montani Angelini family, centres around an elegant historic residence that was subsequently renovated and converted into a charming hospitality establishment.

The main building houses the restaurant dining rooms, kitchen and communal areas on the ground floor, while the upper floors feature 20 guest rooms, each with a private bathroom.

One of the property’s most outstanding features is the approximately 380 sqm wellness centre, complete with sauna, Turkish bath, indoor plunge pool, whirlpool, solarium, six massage rooms, relaxation room, gym and studio.

The property also boasts an elegant approximately 100 sqm Wedding Room, featuring large glazed surfaces and directly connected to the restaurant dining rooms, making it ideal for weddings, receptions and private events.

Outside, the complex is surrounded by gardens and green spaces and features a splendid approximately 14 x 8 metre swimming pool, alongside a second pool with a whirlpool.

The buildings comprise approximately 1,300 sqm dedicated to hospitality activities, in addition to approximately 380 sqm of wellness centre and gym facilities, 235 sqm of accommodation and office space, further service areas, approximately 4,500 sqm of gardens and paved outdoor areas, and 1,200 sqm allocated to parking.

The property is further enhanced by an extensive area of land comprising vineyards, olive groves, arable land and over 22 hectares of woodland, ensuring exceptional privacy and a particularly beautiful natural setting.

A property of outstanding charm and offering a wide range of possibilities, ideal for an investor interested in the boutique hospitality, wellness and destination wedding sectors, as well as for the development of an exclusive resort immersed in the Umbrian countryside.
