D/CS3587 – Exclusively, we present an agricultural company near the village of Grilli in the municipality of Gavorrano, in the locality of Podere Cerretelle. The company has two main agricultural productions, viticulture and olive growing. It spans gentle hilly terrains suited for grape and olive production, covering a total of 99 hectares, on mainly sandy loam soils ideal for producing excellent wines. There are also about 10 hectares of woodland, featuring Cork oaks, Oaks, Holm oaks, and Strawberry trees, where excellent mushrooms can be found during the rainier seasons. In the valley floor, there are some warehouses and an apartment, serving as an office, tool storage, and storage for phytosanitary products and fertilizers. At the top, in the center of the company, there is a partially ruined farmhouse that overlooks a large part of the vineyards and olive groves, offering a splendid view of the company and the surrounding lands. The farmhouse had been the subject of a study for a possible recovery plan. A lake and a pumping station for irrigation, not far from the company center, complete the property. The total land area is divided as follows: The viticulture area currently covers 27.50 hectares, with the vineyard composition as follows: Sangiovese, Nielluccio, Cabernet Sauvignon, Merlot, Vermentino, and Malbech. The olive growing area is approximately 39 hectares with 10,800 olive trees, registered with the IGP Toscano oil consortium, with a traditional planting layout of 6 x 5.50 meters, and a polyconic vase training system. The varieties are typical Tuscan ones: Frantoio, Pendolino, and Leccio del Corno in equal measure, along with a small colony of Arbequina, a Spanish variety, and Koroneiki, a Greek variety, which are highly productive and fall within the 5% limit of the total allowed by the IGP Toscano consortium. The first planted area of about 17 hectares has now reached maturity, and the plants have the potential for a consistent production of 5,000 to 8,000 kg per hectare.
The properties present on the farm consist of: 1 apartment comprising a kitchen, bedroom, and bathroom of about 65 sqm, currently used as an office; 1 warehouse of about 400 sqm containing a workshop, changing rooms, and bathroom for workers, with the rest used for tractor storage; 1 warehouse of 230 sqm, half enclosed for storing fertilizers and various equipment, half as a shed; 1 warehouse of about 430 sqm used for storing materials for vineyard and olive grove maintenance; 1 shed, open on two sides, of 420 sqm, also used for storing tractors and trailers; 1 building of 50 sqm, consisting of 2 rooms, one for the pumping station; 1 partially ruined farmhouse on two floors with annexes, with recoverable volumes.
Within the property, there is an artificial lake with a surface area of 1.30 hectares and a capacity of 45,000 m3, which allows for fertigation, making fertilization much faster and more economical compared to ground or foliar methods. Additionally, in dry years, it provides assistance that helps preserve production, allowing olive trees to retain most of their fruits. Water can also assist vineyards in achieving better grape maturation.
Located in the serene region of Gavorrano, this property offers unparalleled access to Tuscany’s breathtaking landscapes. Enjoy proximity to the pristine beaches of the Tyrrhenian Sea, renowned vineyards, and championship golf courses. Cultural attractions in nearby Massa Marittima, as well as thermal spas, are all within reach. Ideal for those seeking a blend of luxury, tranquility, and rich Italian heritage.
