About the Property

There are properties that impress through scale, and others that stay with you because of the way they feel. There are properties that impress through scale, and others that stay with you because of the way they feel. This private estate above Gamlitz offers both: approximately 3.02 hectares of land, several characterful buildings and an elevated position surrounded by the vineyards, orchards and wooded hills of South Styria.

Set alone on a hilltop, the property feels wonderfully removed from the world. Views extend across the South Styrian countryside towards Slovenia, while mature trees, traditional orchards and established gardens create privacy around the buildings. It is peaceful without being isolated: Graz can be reached in approximately 45 minutes and Graz Airport in around 40 minutes.

The Principal Residence

The principal house provides approximately 300 m² of living space arranged across three levels. Constructed in the early 1980s, it has been given the atmosphere of a much older rural home through the considered use of reclaimed timber, substantial beams, traditional materials and old brick floors.

At its heart is a warm and highly individual living kitchen, fitted with stainless-steel work surfaces, a traditional table stove and an Italian range. The adjoining Bauernstube creates a natural place for long lunches and informal gatherings.

The main living room is generous yet inviting, with a gallery above and a broad wall of windows opening the interior towards the surrounding hills. A traditional tiled stove provides warmth and forms a natural focal point during the colder months.

The upper level is reached by a timber staircase and includes the gallery together with two further rooms. Previously used as an office and yoga room, these spaces could equally serve as guest accommodation, a library, studio or private retreat. Both enjoy views towards the neighbouring vineyards.

On the lower level, a bedroom opens directly onto the garden. This floor also includes a bathroom, dressing room and practical utility, heating and service areas.

Throughout the house, timber floors, tiled surfaces, old brickwork and wooden windows reinforce its relaxed rural character. The property is heated by an oil-fired central heating system with radiators, complemented by the tiled stove.

The Historic Guest House

A separate guest house, believed to date from around 1900, provides approximately 100 m² of additional accommodation.

Its ground floor extends to approximately 56 m² and includes a living room, a kitchen with dining area and a bathroom with shower and WC. Two bedrooms and a further WC occupy the upper floor.

With its traditional construction, timber detailing and independent accommodation, the guest house is well suited to visiting family and friends, creative use or a more private retreat within the estate.

The Land and Vineyards

The estate extends to approximately 30,221 m², bringing together vineyard, traditional orchards, meadow, established gardens and extensive green areas around the residences and ancillary buildings.

Approximately one hectare comprises south-facing vineyard in a prime position, complemented by traditional orchard, meadow and extensive green areas surrounding the residence. Together, these different elements give the estate a particularly varied character: vines form part of the outlook and identity of the property without overwhelming the wider landscape.

The vineyards are planted with Sauvignon Blanc, Muskateller and Welschriesling and are currently cultivated by the neighbouring family-run winery.

For the present owners, this has offered an appealing balance: the vineyards remain an integral part of the estate and its outlook, while their cultivation is entrusted to experienced neighbours with the necessary knowledge, equipment and infrastructure.

The neighbouring winery is also open to future cooperation. This could offer an incoming owner the opportunity to explore the creation, labelling and marketing of an individual wine associated with the estate, without needing to establish and operate a standalone winery.

The remaining grounds include a diverse collection of fruit trees, with pears, plums, apples, cherries, quince and regional varieties growing across the estate. Mature fig trees occupy the warmer south-facing slopes, while hydrangeas and traditional cottage-garden planting bring colour and softness around the houses.

A substantial agricultural building provides useful space for equipment, storage and estate management, with potential for future agricultural, viticultural or individual projects, subject to the necessary permissions.

The property is connected to the public water supply and also benefits from its own private well.

Future Possibilities

This is not an operational winery being offered as a ready-made commercial business. Its appeal is more personal: the rare pleasure of looking across vineyards that form part of your own estate, while their cultivation and care can remain in experienced local hands.

A future owner may choose to continue the existing arrangement, explore a closer collaboration with the neighbouring winery and the creation of an individual estate wine, or investigate greater personal involvement with the land.

Any future arrangement concerning the vineyard would remain subject to the existing lease or other agreements in place at the time of purchase and should be independently verified. Any extension, conversion or change of use would likewise remain subject to planning approval and consultation with the relevant authorities.

The Setting

Gamlitz lies at the heart of the South Styrian Wine Road, a landscape known for its steep vineyards, excellent wines and quietly sophisticated food culture. Celebrated wineries, traditional Buschenschänken and restaurants are found throughout the surrounding hills, yet the estate itself retains an unusual degree of seclusion.

It is a private South Styrian estate with established vineyard land, two residences, useful ancillary buildings and the foundations from which a future owner can shape something distinctly personal.

It may remain an exceptionally private country home, become a place for several generations, support creative or hospitality use, or mark the beginning of a new chapter connected to the land and its vines.

What cannot easily be recreated is the setting: a hilltop of one’s own, surrounded by orchards, green countryside and vineyards, with South Styria unfolding beyond the windows.
